Size, by rooms and bathrooms
A studio and a full villa aren't the same job. We ask about rooms and bathrooms because bathrooms and kitchens carry most of the work, not floor area alone.
An empty home hides nothing. With the furniture gone, every mark on the wall, every ring of grease behind the stove, and every corner a broom never reached is suddenly visible, to you, and to whoever inspects the place at handover. This clean is built for that moment.
Regular cleaning keeps a lived-in home tidy. This is different work, for a specific moment. If one of these is you, it's the one you need.
A landlord or agent will walk the empty property and decide what comes out of your deposit. Dust and grease are yours to fix; wear and damage are a separate conversation. This clean settles the first.
You don't know what the previous occupant left inside the cabinets, behind the fridge gap, or in the bathroom grout. Cleaning before your own things arrive is far easier than after.
Where the stove and fridge stood, a film of cooking grease and dropped food builds up out of sight. It only becomes visible once the appliances are pulled out.
Shelves that were full for years hold dust, crumbs and liner residue. Empty, they can finally be wiped inside, the one time it's practical to do it.
A home left empty for weeks collects settled dust, and sometimes insects find the quiet. Clearing and wiping it down before you move in starts you from a clean base.
After painting or minor work, fine dust settles on every surface and returns after one wipe. It needs a full top-down clean, not a quick pass.
The second list is the one that prevents disputes, it is usually in small print, or not written at all.
Shelves, drawers and cabinet doors are done while they are still empty, before your things go in.
Counters, taps, and the gaps behind the oven and washing machine, which is where the grease collects.
Taps, mirrors, the base of the toilet and the grout lines running between the tiles.
The corners, the strip behind each door and the patches where furniture has just been lifted out.
The inside of the glass, the frames, and the window tracks where grit settles and packs down.
Door handles, light switches and lamp shades, the details a normal clean walks straight past.
If your place needs any of these, we say so at the inspection, not after payment. For the ones we don't do, we'll usually point you to who does, even when the job isn't ours.
The order matters. Clean the floor first and the dust from the cabinets lands back on it. Top to bottom, dry before wet, that's the whole logic.
We go room to room, note the condition, and agree what's dirt to clean versus damage to report. You know the scope before anyone starts, and so do we.
Ceiling corners, vents, light fixtures, tops of cabinets and doors, dusted before any water touches a surface, so we're not turning that dust into streaks lower down.
Empty is the moment. Shelves, inside faces and doors are wiped now, because once your things go in it won't happen again for years.
Degrease the counters and fronts, then clean the walls and floor where the stove and fridge stood. This is where a normal clean stops and this one doesn't.
Scale on glass and taps and the grout between tiles is broken down, not just wiped over. Mould in the grout lines is treated where it's cleanable.
Floors come last, after the dust above has settled and been cleared. Then we walk it with you, and anything you point out is redone in the same visit.
We do not publish a fixed figure, because cases genuinely differ. These are the factors we ask about, so you know where your job sits before you call.
A studio and a full villa aren't the same job. We ask about rooms and bathrooms because bathrooms and kitchens carry most of the work, not floor area alone.
A bare property is faster to do thoroughly. If furniture is still in place we work around it, which takes longer and reaches less, we'll tell you which you're booking.
A home cleaned recently isn't a home shut for months. The neglected one may need a second pass in places, and we say so before starting.
A lightly used kitchen and one with years of baked-on grease are different amounts of work. Heavy degreasing is priced in up front, not sprung on you after.
Carpet, AC units or water-tank cleaning done in the same trip cost less than separate visits, because the travel and setup are counted once.
Send the property type, number of rooms and bathrooms, and a few photos on WhatsApp. You'll get a price and an estimated duration before you commit to anything.
Fair question, the move already costs enough. Here's the honest difference, not the sales pitch.
An empty home is a different job from a lived-in one, it exposes everything and lets us reach it. It's a large part of what we do, not an occasional favour.
We send a team, not one person. An empty flat or villa gets finished in a single visit instead of being stretched across days you're trying to move in.
Degreasers, descalers and machines arrive with the team. No waiting because a tool is at another customer's place.
At the walk-through we tell you plainly what's cleaned and what's wear the clean can't fix, so you're not surprised at your own handover.

The commitment is simple enough to actually keep: we don't leave until you've walked the property and told us what you think.
We look at the job and agree the figure before any work begins, and nothing is added to it afterwards. If the scope changes during the visit we stop and ask you before carrying on.
At the end of the visit we walk the place with you. Anything you point at is redone in the same visit, not booked for another one, and at no extra cost.
We arrive when we said we would. If that becomes impossible you hear it before the appointment rather than after, because waiting without knowing how long is worse than a delay you were told about.
Everything we offer in this category, in a single visit if you need more than one.
The crew and its equipment travel to you, and the price does not change with the district.
Four steps, and none of them commits you to paying before you have seen the price.
WhatsApp or a call. One photo is usually enough.
In writing, before you commit to anything. You approve it, or we adjust it.
At the agreed time, with everything the job needs.
A walk-through before we leave. The job is not closed until you are satisfied.
Send the property type, the number of rooms and bathrooms, and whether it's empty. You'll get a price and an available slot back. The team doesn't start until you've approved the number.
