We work empty homes daily
An empty home is a different job from a lived-in one, it exposes everything and lets us reach it.

Taybah is a newly established district north of Jeddah near Wadi Obhur, with land subdivisions and villas still under construction, and the air here is drier than the coast with coarser, paler dust. Fine sand from open ground enters empty villas under doors and settles on floors and furnishings before dawn. Roof tank sediment leaves a grey film on basins. Cleaning here is built to remove dust from every corner before furniture arrives.
Air in the eastern zone is dry and dust creeps under doors and settles on every surface before nightfall; sofas, mattresses and curtains become the heaviest maintenance task in the daily routine. For the method itself, see our move-in and move-out cleaning service in detail.
In east Jeddah, the air is drier and dust comes from open ground and hills beyond the ring roads, with particles coarser and paler than coastal dust. It enters an empty villa freely and leaves a visible layer on every surface by evening.
Water tanks on the roof contain gravel and sediment, and water running down leaves a grey deposit in kitchen and bathroom sinks. Cleaning must remove this layer before it dries and bonds to the surface.
A new villa in a developing district has a garden or courtyard with no landscaping yet, and sand enters from the garden into the home easily. Cleaning must address both the garden soil and the indoor dust so sand does not lodge under furniture.
A new northern district on Asfan Road between Al Sawari to the west, Al Bashaer to the east and Al Asalah to the south. Land subdivisions and villas are under construction near Wadi Obhur in the drier inland area east of Jeddah.
Cabinets in new villas trap fine construction dust in every seam; we open them fully and wipe inside and out with care.
The kitchen needs clearing of sand and grey sediment from the roof tank; sinks and floors are cleaned with care.
Bathrooms need the grey deposit removed from basins and sand cleared from floors, and corners are cleaned thoroughly.
New floors are swept first to remove coarse sand before mopping, then cleaned with fresh water until they gleam without scratches.
Windows and tracks are cleared of accumulated sand in every joint, and glass is wiped until completely transparent.
Doors, switches and light fittings are wiped clear of dust and sand so operation becomes smooth again.
We go room to room, note the condition, and agree what's dirt to clean versus damage to report.
Ceiling corners, vents, light fixtures, tops of cabinets and doors, dusted before any water touches a surface, so we're not turning that dust into streaks lower down.
Empty is the moment.
Degrease the counters and fronts, then clean the walls and floor where the stove and fridge stood.
Scale on glass and taps and the grout between tiles is broken down, not just wiped over.
Floors come last, after the dust above has settled and been cleared.
New development: ongoing construction and vacant plots between the homes
A new-development district in east Jeddah means dust is not a temporary problem; open land around the villa will continue to emit dust, so this clean is the only chance to remove every grain before it hides under furniture and in cabinets for years.

We send a team, not one person.
Degreasers, descalers and machines arrive with the team.
At the walk-through we tell you plainly what's cleaned and what's wear the clean can't fix, so you're not surprised at your own handover.

The commitment is simple enough to actually keep: we don't leave until you've walked the property and told us what you think.
East Jeddah lies furthest from the sea and closest to the open ground and hills beyond the ring roads, so the air is drier and the dust is coarser and paler than on the coast. It comes in under doors and settles on every flat surface overnight, making sofas, mattresses and curtains the heaviest part of the routine. Floors are mostly ceramic tile in the apartment districts and marble in the villa areas, both scratched by grit that is mopped rather than swept. Roof tank water leaves a grey film of sediment in baths and basins.
We provide these in Taybah too, and more than one can share a single visit.
