We work empty homes daily
An empty home is a different job from a lived-in one, it exposes everything and lets us reach it.

Al Abeer is a new district in north Jeddah where homes are brand new and surrounded by open land that releases fine sand on every wind. A new villa here arrives unfurnished, and its marble and porcelain floors need care before the first footstep, because sea air and building dust have already marked every surface.
North Jeddah winds carry fine sand and sea salt moisture, and new villas are surrounded by open land that settles dust continuously. For the method itself, see our move-in and move-out cleaning service in detail.
North Jeddah is close to the coast and open land, and wind carries fine sand and faint sea salt through every opening. The wide windows of a new home do not stop this drift. Light coloured floors show every grain visibly.
Every villa here has a garden or courtyard, and irrigation water dries to chalky lime rings on outdoor and indoor floors. Moisture from irrigation and sea air settles on glass and outdoor fabrics, hardening them. Cleaning must remove these deposits before move-in.
Curtains in open plan rooms and outdoor soft furnishings absorb sea salt and humidity from the air, becoming stiff or tacky. Cleaning may help but these fabrics may need replacement rather than restoration.
The district is part of the Obhur Al Shamaliyah subdivisions in the new urban extension, served by the Jeddah Madinah Road and King Abdulaziz Road.
New cupboards are clean but may collect humidity; we clean them and ensure good ventilation before use.
The new kitchen needs cleaning of construction residue and paint; we clean all surfaces and fittings.
The new bathroom may show moisture from build; we clean it and ensure good ventilation.
Marble and porcelain floors are carefully cleaned of sand and lime deposits using appropriate methods.
Wide windows carry faint sea salt; we clean them carefully inside and out to restore clarity.
Doors, handles, switches and light fittings are wiped carefully; ceilings are cleaned of dust.
We go room to room, note the condition, and agree what's dirt to clean versus damage to report.
Ceiling corners, vents, light fixtures, tops of cabinets and doors, dusted before any water touches a surface, so we're not turning that dust into streaks lower down.
Empty is the moment.
Degrease the counters and fronts, then clean the walls and floor where the stove and fridge stood.
Scale on glass and taps and the grout between tiles is broken down, not just wiped over.
Floors come last, after the dust above has settled and been cleared.
New development: ongoing construction and vacant plots between the homes
New development means wind and fine sand will continue entering after cleaning, especially with open gardens and courtyards. Final cleaning should be as close as possible to your move-in date.

We send a team, not one person.
Degreasers, descalers and machines arrive with the team.
At the walk-through we tell you plainly what's cleaned and what's wear the clean can't fix, so you're not surprised at your own handover.

The commitment is simple enough to actually keep: we don't leave until you've walked the property and told us what you think.
North Jeddah is largely newer villa districts and compounds around Obhur and inland from it. Homes here tend to have marble or porcelain floors, large windows and a garden or courtyard, so the routine is set by what comes in from outside: fine sand carried on sandals, and sprinkler spray that dries to a chalky ring on tiles. Near the creek and the coast, sea air leaves a faint salt film on glass and on outdoor cushions, which stiffens fabric. Curtains and upholstery in these open plan rooms catch the dust that settles overnight.
We provide these in Al Abeer too, and more than one can share a single visit.
