We work empty homes daily
An empty home is a different job from a lived-in one, it exposes everything and lets us reach it.

Al Mawj is the southernmost of the far south Jeddah subdivisions, its name meaning the wave, containing a small older locality called Junayb Sharah alongside the new villa plots, at the point where the regional Al Lith highway approaches the coast. The empty new home here hides new building dust, coastal moisture and the residue of a location where ground may sit low and close to the water.
New villas collect both building dust and coastal moisture at once. Brand new taps corrode fast from salt and humidity. Window sills hold moisture underneath them. For the method itself, see what move-in and move-out cleaning involves.
Al Mawj sits very close to the sea and ground may be low. Salt and moisture cling to new surfaces. Metal and taps rust very fast. Cleaning must remove salt and moisture from every surface, including hidden places inside cabinets and under the eaves.
Building continues and coastal humidity makes dust damp. New surfaces may hold a layer of wet dust. Cleaning must reach damp dust and salt together, removing both before they can dry and stick.
The far southern location means ground may sit low. After rain, water may remain in the yard and around foundations. Cleaning must remove water marks and early mould from the base and lower corners.
The location at the far southern edge between the regional highway and the shoreline is new development. The plan is recent but contains a small older settlement. Ground may be low and close to water level. Dust and moisture settle together quickly on new surfaces.
New cabinets in Al Mawj hold moisture and salt from direct coastal air. Cleaning inside and out removes salt moisture before fabrics are stored.
The new kitchen in a very coastal location needs special care. Taps and metal fittings corrode from salt fast. Cleaning removes salt and moisture from every surface.
The bathroom may show early mould from coastal humidity and low ground. Walls and floors may feel damp. Deep cleaning removes all moisture and mould marks.
New floors may hold moisture and salt from the air. Cleaning removes moisture and salt deposits. Corners and edges may retain long term moisture.
Windows and tracks may hold salt and moisture from direct coastal air. Deep cleaning ensures smooth operation. Glass needs special care from salt.
Doors, switches and light fittings may corrode from direct coastal salt. Every fitting is cleaned carefully. Electrical sockets are very sensitive to salt and moisture.
We go room to room, note the condition, and agree what's dirt to clean versus damage to report.
Ceiling corners, vents, light fixtures, tops of cabinets and doors, dusted before any water touches a surface, so we're not turning that dust into streaks lower down.
Empty is the moment.
Degrease the counters and fronts, then clean the walls and floor where the stove and fridge stood.
Scale on glass and taps and the grout between tiles is broken down, not just wiped over.
Floors come last, after the dust above has settled and been cleared.

We send a team, not one person.
Degreasers, descalers and machines arrive with the team.
At the walk-through we tell you plainly what's cleaned and what's wear the clean can't fix, so you're not surprised at your own handover.

The commitment is simple enough to actually keep: we don't leave until you've walked the property and told us what you think.
New development: ongoing construction and vacant plots between the homes
In a new development at the far southern coastal edge, everything is new but salt and moisture arrive fast. Cleaning must reach inside every new cabinet and fitting. The new empty home may look clean but salt and moisture penetrate every flat from the sea directly nearby.
We provide these in Al Mawj too, and more than one can share a single visit.
