We work empty homes daily
An empty home is a different job from a lived-in one, it exposes everything and lets us reach it.

Al Furusiyah is a newly developing district in north east Jeddah with new villas and apartments scattered across wide plots still under construction. The air is drier and dust is coarser and paler than on the coast, seeping under doors and settling on every surface overnight before you move in.
Marble floors in villas and ceramic in apartments scratch easily from fine aggregate coming from open land and building sites. Roof tank water leaves a grey sediment film in basins that appears immediately, requiring removal before use. For the method itself, see our guide to move-in and move-out cleaning.
East Jeddah is drier and further from the coast, closer to open ground and hills beyond the ring roads. Dust is coarser and paler than on the coast, enters under doors and windows, and settles on furniture, mattresses and curtains overnight before you move in. Sofas, bedding and fabrics become heavy with trapped dust.
New villas in Al Furusiyah sit surrounded by wide plots under construction and grading, leaving fine aggregate on floors and around the house perimeter. Cleaning must remove this aggregate before mopping to prevent scratches on new marble and ceramic floors.
The elevated terrain means tall roof tanks with raw water carrying dissolved minerals and sediment. These leave a grey film in every basin, bath and sink from the first water use. Cleaning before occupation removes this sediment so the home starts clean.
The district sits near the equestrian club and Asfan Road in the open land beyond the ring roads. Distant from the sea, the air is drier, dust is coarser and lighter in colour, and settled dust on furniture and curtains becomes heavy quickly.
Cabinets and wardrobes in new villas trap construction dust and aggregate; we clean inside and out and remove dust from shelves and corners before clothes and items are stored inside.
A new kitchen requires complete attention inside and out: oven, fridge, drawers, surfaces, and removal of paint oils and aggregate dust from cabinet corners that have never been opened.
New bathrooms hold grey sediment from roof tank water and construction dust; we clean these thoroughly from basins, baths, floors, ceiling and mirrors to remove all traces.
Marble floors in villas and ceramic in apartments scratch easily from fine aggregate, so we use dry work first to remove aggregate, then careful mopping to prevent scratches on new surfaces.
Windows in Al Furusiyah hold coarse dust and assembly oils on glass and frames; we clean inside and out and in the tracks thoroughly to remove all dust and oils so windows are clear and move freely.
Doors, switches and light fittings in new villas retain building moisture and handling oils; we clean all of these thoroughly, removing oils from handles, switches and fixtures and under doors where aggregate collects.
We go room to room, note the condition, and agree what's dirt to clean versus damage to report.
Ceiling corners, vents, light fixtures, tops of cabinets and doors, dusted before any water touches a surface, so we're not turning that dust into streaks lower down.
Empty is the moment.
Degrease the counters and fronts, then clean the walls and floor where the stove and fridge stood.
Scale on glass and taps and the grout between tiles is broken down, not just wiped over.
Floors come last, after the dust above has settled and been cleared.
Al Furusiyah lies near the equestrian club on Asfan Road to the north, making access clear through wide main roads. Al Furusiyah Street marks the western boundary of the district and allows our team to reach villas easily and coordinate the work efficiently.

We send a team, not one person.
Degreasers, descalers and machines arrive with the team.
At the walk-through we tell you plainly what's cleaned and what's wear the clean can't fix, so you're not surprised at your own handover.

The commitment is simple enough to actually keep: we don't leave until you've walked the property and told us what you think.
East Jeddah lies furthest from the sea and closest to the open ground and hills beyond the ring roads, so the air is drier and the dust is coarser and paler than on the coast. It comes in under doors and settles on every flat surface overnight, making sofas, mattresses and curtains the heaviest part of the routine. Floors are mostly ceramic tile in the apartment districts and marble in the villa areas, both scratched by grit that is mopped rather than swept. Roof tank water leaves a grey film of sediment in baths and basins.
We provide these in Al Furusiyah too, and more than one can share a single visit.
