We work empty homes daily
An empty home is a different job from a lived-in one, it exposes everything and lets us reach it.

Al Mahamid is unplanned low rise housing on the eastern edge of Jeddah beside the Old Makkah Road, built over old drainage and unpaved streets. An empty home here reveals everything: coarse dust settles on floors, aged pipework seeps moisture into corners, and lime scale covers every tap. Cleaning is not just removing dirt; it is restoring the home to a state fit to hand over.
Old pipework and plumbing that runs horizontally along walls means moisture seeps from below and corners, while lime scale covers every tap and drain outlet within weeks of normal use. For the method itself, see what move-in and move-out cleaning involves.
Old pipes in aged homes leak moisture from beneath floors and inside walls, which means corners and gaps between walls and floors will always be damp. Cleaning removes present moisture and mould, but seepage will return if the pipes themselves are not repaired.
Hard water and old plumbing leave thick layers of white scale that acid treatment alone may not dissolve completely. Removal requires chemical treatment, not just scrubbing, and stubborn scale may resist full removal if buildup is very heavy.
Old terrazzo is smooth and becomes slippery after cleaning, and faded ceramic absorbs dirt and moisture deep inside. Cleaning improves appearance but will not restore the original colour of very old floors.
Unplanned low rise housing on the eastern edge of Jeddah beside the Old Makkah Road, entered mainly from Harazat Road. Drainage is old, many streets remain unpaved, and the district falls within the sub municipality's restructuring programme.
Cabinets inside and out: moisture from old pipes may have left mould patches and water marks, all removed by cleaning and corners dried completely.
The whole kitchen means removing lime scale from tap surrounds and drain outlets, and cleaning cupboards inside of accumulated dirt and trapped moisture.
Bathrooms need removal of heavy lime scale deposits, mould from damp corners, and moisture from walls and floors deeply affected by pipe seepage.
Floors and corners: careful cleaning of old terrazzo and faded ceramic, and removal of dirt from gaps between floor and walls where dampness lingers.
Windows and gutters are cleaned of dust and deposits, while internal drains are cleared of trapped dirt and moisture from poor ventilation.
Doors, switches and light fittings are cleaned of dirt and moisture stains, and everything is checked before the home is handed to the next occupant or owner.
We go room to room, note the condition, and agree what's dirt to clean versus damage to report.
Ceiling corners, vents, light fixtures, tops of cabinets and doors, dusted before any water touches a surface, so we're not turning that dust into streaks lower down.
Empty is the moment.
Degrease the counters and fronts, then clean the walls and floor where the stove and fridge stood.
Scale on glass and taps and the grout between tiles is broken down, not just wiped over.
Floors come last, after the dust above has settled and been cleared.
Mixed district: shops at street level with homes above them
Mixed districts mean ground floor shops send moisture and food smells upward into flats above, and aged homes absorb these influences easily. Cleaning removes present smells and moisture but protection needs good internal sealing.

We send a team, not one person.
Degreasers, descalers and machines arrive with the team.
At the walk-through we tell you plainly what's cleaned and what's wear the clean can't fix, so you're not surprised at your own handover.

The commitment is simple enough to actually keep: we don't leave until you've walked the property and told us what you think.
East Jeddah lies furthest from the sea and closest to the open ground and hills beyond the ring roads, so the air is drier and the dust is coarser and paler than on the coast. It comes in under doors and settles on every flat surface overnight, making sofas, mattresses and curtains the heaviest part of the routine. Floors are mostly ceramic tile in the apartment districts and marble in the villa areas, both scratched by grit that is mopped rather than swept. Roof tank water leaves a grey film of sediment in baths and basins.
We provide these in Al Mahamid too, and more than one can share a single visit.
