We work empty homes daily
An empty home is a different job from a lived-in one, it exposes everything and lets us reach it.

Al Najmah is a new development within the Jawharat Al Arous scheme in north Jeddah, where most land plots are newly prepared or still being developed. New villas carry construction dust, dried cement powder, drywall dust and paint odours, so the clean here focuses on removing this heavy dust before it slicks when moisture arrives, and on ventilation to clear the new material smells.
Newly built villas need specialist cleaning for construction dust, and new marble floors need careful handling before they scratch under gravel and silt from the surrounding bare land. For the method itself, see the full move-in and move-out cleaning page.
New villas contain heavy dust from excavation, concrete, drywall and gravel, which settles on marble, porcelain, glass and woodwork. It needs careful sweeping before deep cleaning to avoid scratching new finishes.
New paint, adhesives and building materials release strong odours. Good ventilation after cleaning is more important than the cleaning itself, and scrubbing must be gentle to avoid damaging fresh paint that may still be curing.
Al Najmah is surrounded by open ground and building sites, so fine sand enters under doors and windows easily. New marble floors need special handling and cannot be scrubbed hard without risk of scratching.
A subdivision of Jawharat Al Arous within Obhur Al Shamaliyah, mostly nine-hundred square metre residential plots for future villas, with some subdivided into smaller lots and construction ongoing in neighbouring areas.
New cabinets and wardrobes need internal cleaning to remove construction dust before storing items, and shelves may have adhesive marks or paint smudges.
The new kitchen needs care with appliances and cupboards before use, removing protective wrappings and transport dust from factory packing.
New bathrooms need gentle cleaning of ceramic tile to avoid scratching fresh glaze, and new taps and fittings need careful handling.
New marble floors need vigorous sweeping then gentle washing in lukewarm water, never hot, and must not be left wet to prevent water marks.
New windows need cleaning of protective film and paint splashes, and tracks need care to remove construction dust without scratching seals.
New doors, switches and light fittings need gentle dusting of construction debris and protective stickers, with thorough drying before first use.
We go room to room, note the condition, and agree what's dirt to clean versus damage to report.
Ceiling corners, vents, light fixtures, tops of cabinets and doors, dusted before any water touches a surface, so we're not turning that dust into streaks lower down.
Empty is the moment.
Degrease the counters and fronts, then clean the walls and floor where the stove and fridge stood.
Scale on glass and taps and the grout between tiles is broken down, not just wiped over.
Floors come last, after the dust above has settled and been cleared.

We send a team, not one person.
Degreasers, descalers and machines arrive with the team.
At the walk-through we tell you plainly what's cleaned and what's wear the clean can't fix, so you're not surprised at your own handover.

The commitment is simple enough to actually keep: we don't leave until you've walked the property and told us what you think.
North Jeddah is largely newer villa districts and compounds around Obhur and inland from it. Homes here tend to have marble or porcelain floors, large windows and a garden or courtyard, so the routine is set by what comes in from outside: fine sand carried on sandals, and sprinkler spray that dries to a chalky ring on tiles. Near the creek and the coast, sea air leaves a faint salt film on glass and on outdoor cushions, which stiffens fabric. Curtains and upholstery in these open plan rooms catch the dust that settles overnight.
We provide these in Al Najmah too, and more than one can share a single visit.
