We work empty homes daily
An empty home is a different job from a lived-in one, it exposes everything and lets us reach it.

Al Mawaddah is a simple residential quarter in east Jeddah close to the University of Jeddah road and Wadi Al Ghawla. It sits apart from the coast in open terrain where the air is dry and dust is coarser and paler than on the shore, creeping in under doors and settling on every surface overnight. Sofas, mattresses and curtains trap dust deep in their fibres. This clean reaches layers the eye cannot see.
Dust here is coarser than coastal dust and works under doors within hours of nightfall. Sofas, mattresses and curtains become darker and heavier by dawn unless windows are sealed completely. For the method itself, see the full move-in and move-out cleaning page.
Al Mawaddah sits in open ground surrounded by hills beyond the roads; the air is dry and dust is coarser and paler than coastal dust. It creeps in under doors and window sills and scratches floors if not swept before mopping. We sweep every surface thoroughly first, then wet-clean.
Roof tanks here leave a grey film of mineral and silt residue in wash basins and drain outlets. Ground water carries heavier mineral load than coastal mains supply. We inspect all tap fittings and drain connections and remove sediment deposits with safe solutions.
Older furniture and secondhand mattresses trap dust deep in their fabric layers. We do not move in-situ furniture but vacuum at full extraction strength and work dust out of the weave to restore texture.
A simple residential district within the Taibah sub-municipality area of east Jeddah toward Asfan, one of a cluster of small neighbouring quarters with modest housing character, close to the University of Jeddah road and Wadi Al Ghawla. Popular housing predominates.
Simple cabinets are opened fully and internal shelves are cleared of dust and coarse grit. Some older units may hold a musty smell from moisture during construction that thorough drying eliminates.
Simple kitchens may be small and narrow. Tap fittings carry sediment from tank water. We disassemble some components and inspect internal and external surfaces for mineral deposits.
Bathrooms often carry deposits from tank water and dampness from recent construction. We dry all surfaces thoroughly and remove sediment from drains and corner areas where moisture pools.
Ceramic tile floors require heavy sweeping first. Grit and sand scratch the tile if mopped immediately. We sweep thoroughly, then wash, then dry completely to prevent residue.
Windows are washed inside and out and rinsed thoroughly. Tracks may hold grit and sand from the wind. We disassemble them where possible and clear deep-settled debris.
Doors, light switches and fittings are wiped clear of dust and sand. Light fixtures are checked and cleaned internally if exposed to dusty air.
We go room to room, note the condition, and agree what's dirt to clean versus damage to report.
Ceiling corners, vents, light fixtures, tops of cabinets and doors, dusted before any water touches a surface, so we're not turning that dust into streaks lower down.
Empty is the moment.
Degrease the counters and fronts, then clean the walls and floor where the stove and fridge stood.
Scale on glass and taps and the grout between tiles is broken down, not just wiped over.
Floors come last, after the dust above has settled and been cleared.
Mixed district: shops at street level with homes above them
Al Mawaddah is mixed: shops at street level with homes above. This means lower-storey flats may receive dust and moisture from shop spaces, while upper floors get cleaner air.
An empty home is a different job from a lived-in one, it exposes everything and lets us reach it.
We send a team, not one person.
Degreasers, descalers and machines arrive with the team.
At the walk-through we tell you plainly what's cleaned and what's wear the clean can't fix, so you're not surprised at your own handover.

The commitment is simple enough to actually keep: we don't leave until you've walked the property and told us what you think.
East Jeddah lies furthest from the sea and closest to the open ground and hills beyond the ring roads, so the air is drier and the dust is coarser and paler than on the coast. It comes in under doors and settles on every flat surface overnight, making sofas, mattresses and curtains the heaviest part of the routine. Floors are mostly ceramic tile in the apartment districts and marble in the villa areas, both scratched by grit that is mopped rather than swept. Roof tank water leaves a grey film of sediment in baths and basins.
We provide these in Al Mawaddah too, and more than one can share a single visit.
