We work empty homes daily
An empty home is a different job from a lived-in one, it exposes everything and lets us reach it.

Al Baghdadiyah West is the seaward half of the district, a coastal area in central Jeddah near Al Hamra Corniche and the Arbaeen lagoon, with older residential blocks on low, flat ground. Moisture from the sea and lagoon penetrates walls and floors. Move-out cleaning here needs special treatment for dampness, salt deposits and mould that may return quickly after we finish.
The ground is low and water reaches it easily. Flats in the old blocks are damp from their foundations. Walls carry permanent moisture, basins show salt deposits, and floors bear grey stains from years of old water seeping up. For the method itself, see our move-in and move-out cleaning service in detail.
Al Baghdadiyah West sits near the sea directly and close to the Arbaeen lagoon. The air is salty year round and humidity is very high. Flats absorb moisture and salt. Cleaning removes salt deposits from surfaces and glass, but humidity may return quickly.
The ground is shallow and near sea and lagoon level. Seepage may come from under floors and through walls. Old foundations may be permanently damp. An empty flat needs careful inspection for leaks and mould.
Salt left by sea and lagoon settles on every surface and embeds in walls. Mould grows quickly in bathrooms, kitchens and dark corners. Musty smells from damp settle into curtains and carpets.

Old cupboards may feel damp inside and smell mouldy. We open them and wipe inside and out with anti-mould cleaners, then dry thoroughly and let air circulate.
The kitchen in an old flat may be damp, pipes may be rusty and dampness marks are around the cooker. We inspect everything and wipe gently with mild cleaners.
The bathroom is usually most mouldy. We inspect walls, ceiling and drains and wipe with anti-mould cleaners, and try to remove mould from tight spaces.
Floors are old and dampness is settled deep in them. We sweep first then wash with mild cleaners several times to remove grey layers.
Windows and tracks need careful opening. Tracks may be rusty and glass may look cloudy from salt. We wipe gently several times.
Doors, switches and light fittings may be rusty. We wipe gently inside and out, and rusty switches will not polish bright but will clean of oil and dirt.
We go room to room, note the condition, and agree what's dirt to clean versus damage to report.
Ceiling corners, vents, light fixtures, tops of cabinets and doors, dusted before any water touches a surface, so we're not turning that dust into streaks lower down.
Empty is the moment.
Degrease the counters and fronts, then clean the walls and floor where the stove and fridge stood.
Scale on glass and taps and the grout between tiles is broken down, not just wiped over.
Floors come last, after the dust above has settled and been cleared.
Coastal area: high humidity and salt air through the year
A coastal location very close to the sea and lagoon means salt and moisture will return very quickly. Cleaning removes everything that is there now, but an empty flat will need sustained ventilation and regular checks. A dehumidifier may help stop mould returning quickly.

We send a team, not one person.
Degreasers, descalers and machines arrive with the team.
At the walk-through we tell you plainly what's cleaned and what's wear the clean can't fix, so you're not surprised at your own handover.

The commitment is simple enough to actually keep: we don't leave until you've walked the property and told us what you think.
Flats in Al Baghdadiyah West are distributed between Madinah Road and Port Bridge Road, near the Arbaeen Lagoon and Al Hamra Corniche. Work is organised around the flat's position in the building and how it is reached from the street.
We provide these in Al Baghdadiyah West too, and more than one can share a single visit.
