We work empty homes daily
An empty home is a different job from a lived-in one, it exposes everything and lets us reach it.

Al Asalah is a small, recently established district in the far north of Jeddah near King Abdullah Sports City, with new villa plots and apartment blocks in planned layouts. Some streets remain unsurfaced and drainage infrastructure is incomplete as construction continues across the neighbourhood. Cement dust, grit and sand from vacant plots enter every new home. This clean reaches every trace of building work.
Cement dust and sand from vacant land enter new homes even where streets are paved. Windows and doors often carry paint marks and construction dust before initial handover from the developer. For the method itself, see our move-in and move-out cleaning service in detail.
Building work is not yet finished in some plots. Cement and paint dust hangs in the air and settles on every surface. Glazing, doors and shelving all carry a layer of construction dust. The initial cleaning sweeps and wipes every surface clear of building traces.
Vacant land between villas and blocks is raised and moved in development works. Sand and grit blow with the wind into courtyards and entries. The smallest entryways are caked with fine sand that enters indoors with every footfall. We sweep the entry, courtyard and surrounds heavily.
Pipes in newly built homes may contain cement dust and fitting debris. Wash basins and taps flow slowly at first because pipework is not clean. We inspect the system and clear internal debris and sediment from new runs.
A newly established district in north Jeddah between Madinah Road and the Haramain expressway, close to King Abdullah Sports City. Villa and apartment subdivisions are still being built out. Wadi Obhur passes through the area, and some streets are not yet fully surfaced. Development is ongoing.
New cabinets carry cement and paint dust from construction. We open each drawer and remove dust from interior surfaces and shelves. Internal shelves often need damp wiping to clear fine dust settled during building work.
The new kitchen features fresh appliances possibly with protective plastic or wrapping. New taps may flow cloudy water from particles in the new pipework. We disassemble tap internals and clean them of debris.
New bathrooms have untested plumbing. Drains may be blocked with construction dust. We clear them internally and ensure free water flow before handing over.
New flooring is often sealed with a protective coating or cement dust. We wipe carefully first, then with clean water. Some finishes require specialist care that we apply.
New windows and doors carry paint marks and installation residue. We wash glazing clear and remove paint and dust from frames and sills. Hardware is wiped carefully.
New light fittings are dusty from building work and may have loose wrapping or plastic. We clean them gently before first use is safe.
We go room to room, note the condition, and agree what's dirt to clean versus damage to report.
Ceiling corners, vents, light fixtures, tops of cabinets and doors, dusted before any water touches a surface, so we're not turning that dust into streaks lower down.
Empty is the moment.
Degrease the counters and fronts, then clean the walls and floor where the stove and fridge stood.
Scale on glass and taps and the grout between tiles is broken down, not just wiped over.
Floors come last, after the dust above has settled and been cleared.

We send a team, not one person.
Degreasers, descalers and machines arrive with the team.
At the walk-through we tell you plainly what's cleaned and what's wear the clean can't fix, so you're not surprised at your own handover.

The commitment is simple enough to actually keep: we don't leave until you've walked the property and told us what you think.
Al Asalah runs between Madinah Road to the west and the Haramain expressway to the east, close to King Abdullah Sports City and Wadi Obhur. New homes are set among vacant plots and partially completed streets. Access is typically via Prince Talal bin Mansour Road, the main entry route.
We provide these in Al Asalah too, and more than one can share a single visit.
