We work empty homes daily
An empty home is a different job from a lived-in one, it exposes everything and lets us reach it.

Al Falah is a new district in north Jeddah beside King Abdullah Sports City, surrounded by open ground and plots still being developed. Fine sand and grit blow in from neighbouring vacant land and settle on every surface quickly, so an empty-home clean before furniture arrives is the only chance to clear it from under where sofas will sit.
Sand and fine grit from vacant plots blow in and settle on every surface fast, especially during windy days, coating floors and window sills overnight. For the method itself, see the full move-in and move-out cleaning page.
Vacant plots and open ground surrounding the district release fine sand and small stones into the air. This enters the home and settles on new ceramic and marble floors, scratching the finish when mopped. Cleaning before furniture arrives removes all of it from under sofas and beds where it stays trapped for years.
New villas here have polished marble or high-gloss ceramic floors. Sand trapped underneath scratches them when moved over. Cleaning before occupation without furniture allows thorough cleaning and protection of the new surface.
Villas in Al Falah have open balconies and courtyards exposed to wind. Sand and leaves settle quickly. Clearing the courtyard and balcony before moving in prevents sand from entering the house every time a door is opened.
Al Falah is a new northern district bordered by Al Bashair, Al Hamdaniyah and Al Salihiyah, with new villas and apartment buildings, parks, schools and medical services amid vacant and developing plots.
Fitted wardrobes in bedrooms and kitchens trap fine construction dust and sand from the surrounding plots, and opening them reveals layers of fine grit settled on every shelf.
New kitchens need removal of construction dust, paint marks and handling residue from surfaces, walls and inside fresh cupboards that site workers have touched.
New bathrooms carry construction dust on new ceramic, and new taps and drains may hold debris from the new pipework connections that needs clearing before first use.
New marble or ceramic tile floors are coated in construction grit and sand, and must be swept of all particles before mopping to avoid scratching the new finish.
New windows and glass carry construction dust, paint spray marks and fingerprints from installers, and the lower tracks collect sand and debris blown in during the build.
New doors, switches and light fittings have construction dust and handling marks, and wooden elements may show tool marks or minor damage from the installation process.
We go room to room, note the condition, and agree what's dirt to clean versus damage to report.
Ceiling corners, vents, light fixtures, tops of cabinets and doors, dusted before any water touches a surface, so we're not turning that dust into streaks lower down.
Empty is the moment.
Degrease the counters and fronts, then clean the walls and floor where the stove and fridge stood.
Scale on glass and taps and the grout between tiles is broken down, not just wiped over.
Floors come last, after the dust above has settled and been cleared.
Al Falah lies beside King Abdullah Sports City itself, reached through Al Furusiyah Street and alongside Al Falah Park, which mark the district's boundaries clearly. The clean is coordinated from these landmarks to identify and access different villa clusters and apartment blocks within the development.

We send a team, not one person.
Degreasers, descalers and machines arrive with the team.
At the walk-through we tell you plainly what's cleaned and what's wear the clean can't fix, so you're not surprised at your own handover.

The commitment is simple enough to actually keep: we don't leave until you've walked the property and told us what you think.
East Jeddah lies furthest from the sea and closest to the open ground and hills beyond the ring roads, so the air is drier and the dust is coarser and paler than on the coast. It comes in under doors and settles on every flat surface overnight, making sofas, mattresses and curtains the heaviest part of the routine. Floors are mostly ceramic tile in the apartment districts and marble in the villa areas, both scratched by grit that is mopped rather than swept. Roof tank water leaves a grey film of sediment in baths and basins.
We provide these in Al Falah too, and more than one can share a single visit.
