We work empty homes daily
An empty home is a different job from a lived-in one, it exposes everything and lets us reach it.

Quba is a mixed district in east Jeddah where shops occupy ground-floor spaces and homes sit above them. The dry air here carries mineral dust that is coarser and paler than coastal dust, and low humidity makes particles settle heavily on every surface overnight. A move-in clean here faces challenges entirely different from the waterfront districts.
The dust here is much paler and coarser-textured than coastal dust, enters under doors easily and settles with weight on surfaces and fabrics hours before dawn. For the method itself, see our guide to move-in and move-out cleaning.
East Jeddah lies furthest from the sea and closest to open ground and hills beyond the ring roads. Air is drier and dust is coarser and paler than on the coast. Particles are larger and heavier, so they settle quickly on surfaces, fabrics, tiles and marble. A damp cloth does not collect it: it has to be swept away before mopping or it scratches the floor.
Flats above commercial kitchens and food shops suffer from cooking smells, oil and grease that rise through the building. These odours soak into walls, curtains and fabrics. Cleaning must remove traces of oil and grease from walls and window frames or the smell persists after you move in.
Low humidity in east Jeddah leaves mineral deposits from roof tanks on sinks, basins and floors. Dry dust carries metal particles everywhere and deposits them across every surface. This sediment is thicker and more stubborn than in humid areas where it stays moist.
An officially recognised district in the northern part of Jeddah close to University of Jeddah Road, one of the smaller residential areas in this part of the city, with a mix of villas, flats and commercial units.
Cabinets inside hold coarse mineral particles from the dry air, and cleaning inside removes all traces from shelves, edges and corners so they are clean for first use.
The kitchen above shops suffers a faint film of cooking grease from food preparation smells rising through the building, and cleaning removes this from cabinets, taps and tiles.
Bathrooms contain thick grey sediment from the roof tank and low humidity, and cleaning removes all sediment from basins, sinks, taps and tiles completely and leaves them gleaming.
Ceramic and marble floors are blackened by heavy coarse mineral particles from outside air, and cleaning removes all of this dust completely from every surface and corner.
Windows and their tracks are dusty with dry mineral dust that leaves black lines everywhere, and cleaning removes all of it from glass, frames and runners until they shine.
Doors, switches and light fittings accumulate mineral dust and a faint film of cooking grease from the street and shops below, and cleaning removes all of this so everything arrives spotless.
We go room to room, note the condition, and agree what's dirt to clean versus damage to report.
Ceiling corners, vents, light fixtures, tops of cabinets and doors, dusted before any water touches a surface, so we're not turning that dust into streaks lower down.
Empty is the moment.
Degrease the counters and fronts, then clean the walls and floor where the stove and fridge stood.
Scale on glass and taps and the grout between tiles is broken down, not just wiped over.
Floors come last, after the dust above has settled and been cleared.

We send a team, not one person.
Degreasers, descalers and machines arrive with the team.
At the walk-through we tell you plainly what's cleaned and what's wear the clean can't fix, so you're not surprised at your own handover.

The commitment is simple enough to actually keep: we don't leave until you've walked the property and told us what you think.
East Jeddah lies furthest from the sea and closest to the open ground and hills beyond the ring roads, so the air is drier and the dust is coarser and paler than on the coast. It comes in under doors and settles on every flat surface overnight, making sofas, mattresses and curtains the heaviest part of the routine. Floors are mostly ceramic tile in the apartment districts and marble in the villa areas, both scratched by grit that is mopped rather than swept. Roof tank water leaves a grey film of sediment in baths and basins.
We provide these in Quba too, and more than one can share a single visit.
