We know builder's dust
This is not a heavier version of a normal clean.

Balbeid is a new development in north Jeddah alongside the Jeddah Madinah Road within the Obhur expansion, with new villas and modern apartments. Construction continues around the district and large vacant plots sit between occupied homes, so the dust here is heavy with excavation and truck traffic. It settles on new marble and porcelain floors very fast, and fine cement particles rise through the hot air from ongoing building work to settle on new window glass and door frames.
New villas fill with heavy building dust within hours of opening doors and windows, and the dust turns to light mud on new floors if sprinkler spray or water touches it, making cleanup more difficult than dust alone. For the method itself, see how we approach post-construction cleaning.
The houses under construction nearby make dust heavy and filled with cement particles and gravel. It settles on new floors and leaves scratch lines if swept carelessly or mopped without careful dry removal first.
Large gaps between the sparse homes here mean wind blows fine sand directly at windows and doors. When sprinkler spray reaches it the sand turns to light mud, extremely difficult to remove from soft new porcelain without leaving watermarks.
Completely new homes still have paint and plaster traces in corners and around frame edges, and building dust mixes with these residues, requiring multiple rinses to remove all white cement traces and fine sand completely from surfaces.
A new district in north Jeddah with new marble and porcelain floors, broad windows and gardens awaiting landscaping, but ongoing construction around it loads the air with dust rich in sand, gravel and cement residue that settles heavily on all surfaces.
Heavy building dust is suctioned from top to bottom with emphasis on corners and frames where cement and plaster traces accumulate from new construction work.
Cement, plaster and gravel particles are swept with care before any water is applied, as new soft porcelain scratches easily with small particles under tools or pressure.
New glass and window frames are wiped after cement traces have been removed, with multiple rinses to remove all white deposits completely without watermarking the new surface.
Fine oily cement dust on glossy surfaces is removed with water rinse before final wiping, taking care not to press or drag tools harshly across the new soft finishes.
Stickers and plaster residue are softened with gentle moisture and removed without aggressive scrubbing that could scratch brand new soft painted or tiled surfaces.
Floors are washed last after all dust and gravel have been completely removed, with multiple final rinses in clean water to ensure no cement or sand particles or watermarks remain on the new surface.
We start at the ceiling, vents and the tops of everything, then work down.
The fine powder is vacuumed and dry-collected first.
Windows, mirrors and the sliding tracks are cleared of grit and sticker residue before the wet stage, so nothing muddy is dragged across them later.
Grout haze, paint spots and adhesive are worked off tile, stone and fixtures with the method each surface can take, tested before we commit to it.
Every closed space is opened and cleared, because that is where settled dust hides until you reach for a plate months later.
Floors are washed only after all the dust above has come down, then we walk the home with you and anything you point to is redone before we leave.
New development: ongoing construction and vacant plots between the homes
A new development with ongoing construction nearby means dust is heavy and filled with sharp cement and gravel particles, so we focus on gentle careful sweeping first with soft brushes to avoid scratching new soft surfaces, followed by multiple water rinses to remove all cement traces and sand residue completely.
This is not a heavier version of a normal clean.
The company runs a large crew and we send a team, not a single cleaner.
The vacuums and materials come with the team, not rented on the day.
If a paint spot or cured cement mark cannot come off without risking the surface, we tell you at the inspection rather than damaging it to look busy.
Photographs from real jobs carried out by the crew.

The commitment is simple enough to actually keep: we do not leave before you have walked the home and told us what you think.
North Jeddah is largely newer villa districts and compounds around Obhur and inland from it. Homes here tend to have marble or porcelain floors, large windows and a garden or courtyard, so the routine is set by what comes in from outside: fine sand carried on sandals, and sprinkler spray that dries to a chalky ring on tiles. Near the creek and the coast, sea air leaves a faint salt film on glass and on outdoor cushions, which stiffens fabric. Curtains and upholstery in these open plan rooms catch the dust that settles overnight.
We provide these in Balbeid too, and more than one can share a single visit.
