We treat a villa as floors, not one big room
The stairwell, high glass and upper floors are in the job by default, not the parts left for last.

Balbeid is a new district in Obhur Al Shamaliyah, north Jeddah, a recent scheme with basic services and drawn streets but being new means empty plots and active building around the villas. Fine sand comes in under doors and irrigation leaves chalky rings, and coastal humidity adds mould. Cleaning a villa here means dealing with sand, salt and moisture from the nearby sea.
Villas here are newly built and surrounded by empty ground and new building foundations. Fine sand comes in from gardens and grit from incomplete roads, and coastal humidity means mould grows fast. For the method itself, see our guide to villa cleaning.
Balbeid is new and building is ongoing around villas, so fine dust comes in every day. Empty land between villas holds moisture and lets wind carry sand. New asphalt and incomplete roads send grit and soil. Cleaning needs repeated sweeping or grit will scratch the marble.
Nearness to the sea and empty land mean fine sand and salt. New villas have shiny marble that is delicate and scratches easily under sand. Salt from the air deposits on glass and metal. Garden irrigation leaves chalky rings on new floors.
The district is new and ventilation may not be complete yet. Humidity from the nearby sea and surrounding empty land with high moisture content. Mould grows fast in bathrooms and corners. Heavy fabrics absorb moisture and become heavy.
A new district in north Jeddah within the Balbeid scheme in Obhur Al Shamaliyah, with basic services available but still surrounded by empty land and active building, and nearness to the sea means high humidity.
High ceilings and light fittings collect construction dust and fine particles. Active building means dirt returns fast. They need repeated cleaning.
Stairs and new metal handrails may be polished and fine dust leaves marks. They need repeated dry wiping, not constant wetting.
The modern kitchen is delicate and appliances are new. Construction dust may enter appliances. The first clean needs special care.
New bathrooms and high humidity mean mould may grow fast. Grout and corners need anti-mould treatment from the start.
New windows and their tracks are under pressure from building dust and sand and salt. Tracks need regular cleaning because grit enters them.
Entrances and outer thresholds take a long time because grit and sand from incomplete roads come through them. New glass doors show every mark.
Top to bottom, before anything starts, so we agree the scope on each level and what the price covers.
Rather than crowding one room, the team spreads across levels and works in parallel.
High surfaces before low, dry before wet.
Degreaser in the kitchen, descaler in every bathroom, each left to act.
The double-height glass and stair rail that ground-level cleaning never reaches, plus switches, handles and door edges throughout.
We go back through every floor with you.
New development: ongoing construction and vacant plots between the homes
A new development means active building and empty plots surround the villa, so fine dust and grit enter faster than older districts. Cleaning needs regular repeating because dirt enters constantly.
The stairwell, high glass and upper floors are in the job by default, not the parts left for last.
The company runs several teams, so we can spread across levels and finish a villa in one visit rather than stretching it over days.
The gear for high and double-height glass arrives with the team.
If what you need is facade, pool or garden work rather than an interior clean, we tell you.

The commitment is small enough to actually keep: we do not leave until you have walked every floor and told us what you think of the result.
North Jeddah is largely newer villa districts and compounds around Obhur and inland from it. Homes here tend to have marble or porcelain floors, large windows and a garden or courtyard, so the routine is set by what comes in from outside: fine sand carried on sandals, and sprinkler spray that dries to a chalky ring on tiles. Near the creek and the coast, sea air leaves a faint salt film on glass and on outdoor cushions, which stiffens fabric. Curtains and upholstery in these open plan rooms catch the dust that settles overnight.
We provide these in Balbeid too, and more than one can share a single visit.
