We clean the flat, not just the view
Tops of cupboards, tracks, vents and touch points are in the job by default.
Balbeid is a newly developed scheme in Obhur Al Shamaliyah north Jeddah, with vacant land and ongoing construction between new homes. Flats here are recent but foundations have not yet dried from construction, construction dust rises from neighbouring work and excavation, and coastal salt air enters with the breeze.
Homes here are new but land around the scheme is still largely vacant, and fine construction dust and sand enter through cracks and new windows not yet sealed tight. For the method itself, see how we approach apartment cleaning.
The scheme is still developing, excavation and work areas surround it, so fine construction dust and cement powder enter under doors and through new windows. This dust is different from desert dust: paler and finer, and leaves a white film on surfaces.
Newly built homes have not yet dried from construction moisture, and ground-level foundations absorb rainwater because drainage is weak on internal streets. Mould appears fast in corners and lower walls.
New windows and doors are not yet sealed properly, making dust and sand entry easier. Sea air carries salt and moisture together, and every small gap lets air and dust in.
A scheme within Obhur Al Shamaliyah in north Jeddah where basic services of electricity, water, sewage and schools are available, though residents have reported deteriorated asphalt and poor rainwater drainage on internal streets.
Cupboard tops collect fine white construction dust: we wipe gently with barely damp cloth and dry sweep first.
The kitchen takes construction dust and dampness: we use mild cleaner and complete drying to prevent dust settling.
Bathroom tile and grout under ground-level dampness: we use mild solution and thorough drying to stop mould starting.
New floors need care against construction dust: we sweep gently then wipe with dry cloths only to protect fresh surfaces.
Interior glass suffers from fine construction dust: we use mild glass cleaner and dry instantly to prevent residue.
Behind furniture and appliances, construction dust collects: we focus on thorough cleaning and ventilation to stop dust settling.
Room by room, before anything starts, so we agree what is in scope and what the price covers.
High surfaces before low ones, dry before wet.
Degreaser in the kitchen, descaler in the bathroom, each left to act rather than scrubbed dry.
Switches, handles, door edges and interior glass, the marks at hand height that a floor-and-surface clean walks straight past.
Vacuumed then washed after everything above them is done, worked into corners and skirting rather than just the open middle.
We go back through the flat with you.
New development: ongoing construction and vacant plots between the homes
A new development means construction has not yet finished around the flat, and construction dust and ground dampness are not temporary problems but part of the cleaning routine until surrounding work is complete.
Tops of cupboards, tracks, vents and touch points are in the job by default.
The company runs several teams, and we send a team rather than one person.
Machines and supplies arrive with the team.
If what you need is a painter or a pest service rather than a clean, we tell you.

The commitment is small enough to actually keep: we do not leave until you have seen the result and told us what you think of it.
North Jeddah is largely newer villa districts and compounds around Obhur and inland from it. Homes here tend to have marble or porcelain floors, large windows and a garden or courtyard, so the routine is set by what comes in from outside: fine sand carried on sandals, and sprinkler spray that dries to a chalky ring on tiles. Near the creek and the coast, sea air leaves a faint salt film on glass and on outdoor cushions, which stiffens fabric. Curtains and upholstery in these open plan rooms catch the dust that settles overnight.
We provide these in Balbeid too, and more than one can share a single visit.
