The right gear for drinking water
Pumps to clear sludge, scrubbing to remove biofilm, and disinfectant meant for potable storage.

Al Sabeel is an old inner district between King Fahd Road and Old Makkah Road, with closely packed older and newer buildings lining narrow lanes crowded with shops and foot traffic. Tanks here sit on rooftops of low rise buildings and are often very old and may be leaking. Old steel pipes are encrusted with rust and mineral scale, and water emerges dark before cleaning. Coordination with neighbours is complicated because buildings are densely packed and the district is actively commercial.
Tanks in Al Sabeel are often very old and infrequently cleaned, and water commonly carries iron deposits from rust and decades old steel pipes. For the method itself, see our guide to water tank cleaning.
The old district means tanks may be forty years old or older. Old metal corrodes and old concrete cracks. Some tanks leak salty or brackish water from old neighbouring pipes, and some may need replacement before cleaning can serve any purpose.
Steel pipes in the old district have corroded over decades and carry layers of mineral scale. Water passing through these pipes picks up rust and mineral sediment. Cleaning the tank removes what is there, but the pipes themselves may need separate work.
Al Sabeel is crowded with traders, residents and daily foot traffic. Tanks are under constant pressure from rapid consumption and commercial activity. This means the tank fills and empties quickly and water never sits long enough to settle fully.
A densely populated old district with closely packed buildings and narrow lanes centred on the historic Sabil market. Tanks on nearby rooftops may be decades old, and piping throughout the district is corroded and scaled.
Tank checked before we start: in the old district, we inspect the tank inside and out carefully to determine age, condition and potential cracks before beginning work.
Old water drained out: water may be grey or dark from rust and corrosion. Safe evacuation is essential in an old building that may have a weakened foundation.
Sediment vacuumed from the bottom: sediment in old tanks is often mixed with iron oxide and rust. Deep powerful suction removes all deposits.
Walls and floor scrubbed: old tank walls may have thick layers of rust and bacteria buildup. Thorough manual scrubbing takes extended time.
Interior surfaces disinfected: strong disinfectant kills bacteria and fungi accumulated over decades. Very old tanks may require stronger treatment.
Final rinse and lid check: multiple rinse passes may be needed to clear grey water completely. The cover and seals are inspected carefully, as old tank covers are often damaged or non functioning.
The supply into the tank is shut and the tank is drained completely.
The sludge on the floor is scooped and pumped out first.
The biofilm on the walls is physically scrubbed off.
With the walls and floor clean, a disinfectant made for drinking-water storage is applied and given time to act on every surface.
The disinfectant and any loosened residue are rinsed down and pumped out, so the first tank of water after us is not carrying it.
We check the cover seal and inlet before refilling, so dust and insects stay out, then start the refill while you watch it run clear.
Apartment district: residential blocks, repeated floors and shared entrances
Tanks in Al Sabeel are old and may be internally corroded or leaking. Old pipes throughout the district deposit rust and scale. Disinfection must be thorough, and post cleaning inspection determines whether the tank needs repair or replacement.

We send a team, not one person, so a tank is drained, cleaned, disinfected and refilled in a single visit rather than left open for days.
We look at the lid seal and inlet, because a tank that got dirty fast usually has a way in.
Nothing is closed until the tank is refilling and you have seen the water run clean.

The commitment is simple enough to actually keep: we do not leave until the tank is disinfected, refilling, and you have seen it for yourself.
Al Sabeel is located between Old Makkah Road on one side and the narrow streets surrounding the historic Sabil market on the other, and identifying tanks and old buildings requires knowledge of the winding internal lanes and closely packed building roofs.
We provide these in Al Sabeel too, and more than one can share a single visit.
