We know builder's dust
This is not a heavier version of a normal clean.

Al Yusr is a new development subdivision of Obhur Al Shamaliyah in north Jeddah, part of the newly built urban tract mostly made up of recently released land and housing, served by main roads linking it to the Jeddah Madinah Road and King Abdulaziz Road, so post-construction cleaning here differs because active building projects surround the neighbourhood on multiple sides, dust originates from several sites simultaneously, and vacant plots with exposed soil release sand easily into new homes with every wind shift.
Vacant land surrounding the new neighbourhood raises dust and sand more persistently than completed districts, and wind carries this debris into new villas and apartments with ease because vegetation has not yet established to stabilise the ground. For the method itself, see what post-construction cleaning involves.
Al Yusr is surrounded by land under development on nearly all sides. Continuous excavation, reinforcement and concrete work at these surrounding sites raises heavy dust that wind carries directly into new villas. Construction dust originates not just from your property but from multiple neighbouring active sites, so dust load is heavier and more variable than in completed districts.
Vacant land around the neighbourhood experiences strong wind unbroken by vegetation or walls, so sand and gravel move freely. When wind gusts, fine sand grains enter new villas directly through modern windows and doors. Villas on the outer perimeter of the neighbourhood are affected more than those in the centre, as they face the exposed land directly.
New gardens and planted areas throughout this neighbourhood are watered frequently to establish vegetation. Watering turns dust and soil together into tacky mud on tiles and cement. This mud hardens quickly once it dries, and becomes difficult to remove after. Timing of cleaning relative to garden watering is critical here.
A subdivision within the new urban development of Obhur Al Shamaliyah, served by main roads connecting to the Jeddah Madinah Road and King Abdulaziz Road.
Vacant land around the neighbourhood means exterior cleaning comes first: roof, external walls, exterior doors and windows all need attention before the interior, to minimise sand blown in during work.
Cement remnants on exterior tiles and pavement are scraped deeply as sand settles underneath, and surface scraping alone leaves grit trapped in joints.
Exterior glass and frames are double-rinsed to remove sand impressed by wind, as a single rinse leaves particles that dry into film or haze within days given the high wind exposure.
Paint spatter on exterior walls and boundary walls is scraped carefully with soft tools to avoid damaging fresh finishes on exposed elevations.
Stickers and adhesive on exterior windows and doors are removed with heat and patience before final rinsing, preventing moisture from resetting any residue.
Courtyard and garden floors are mopped last with clean water and dried naturally, with particular care to prevent water pooling where it may trap sand or allow dust to resettle.
We start at the ceiling, vents and the tops of everything, then work down.
The fine powder is vacuumed and dry-collected first.
Windows, mirrors and the sliding tracks are cleared of grit and sticker residue before the wet stage, so nothing muddy is dragged across them later.
Grout haze, paint spots and adhesive are worked off tile, stone and fixtures with the method each surface can take, tested before we commit to it.
Every closed space is opened and cleared, because that is where settled dust hides until you reach for a plate months later.
Floors are washed only after all the dust above has come down, then we walk the home with you and anything you point to is redone before we leave.
New development: ongoing construction and vacant plots between the homes
New development means construction is still underway around the neighbourhood: vacant plots, advanced projects, active foundations nearby. Dust comes not just from your villa but from the entire site and its surroundings.
This is not a heavier version of a normal clean.
The company runs a large crew and we send a team, not a single cleaner.
The vacuums and materials come with the team, not rented on the day.
If a paint spot or cured cement mark cannot come off without risking the surface, we tell you at the inspection rather than damaging it to look busy.
Photographs from real jobs carried out by the crew.

The commitment is simple enough to actually keep: we do not leave before you have walked the home and told us what you think.
North Jeddah is largely newer villa districts and compounds around Obhur and inland from it. Homes here tend to have marble or porcelain floors, large windows and a garden or courtyard, so the routine is set by what comes in from outside: fine sand carried on sandals, and sprinkler spray that dries to a chalky ring on tiles. Near the creek and the coast, sea air leaves a faint salt film on glass and on outdoor cushions, which stiffens fabric. Curtains and upholstery in these open plan rooms catch the dust that settles overnight.
We provide these in Al Yusr too, and more than one can share a single visit.
