We know builder's dust
This is not a heavier version of a normal clean.

Al Masarrah is a quiet residential subdivision in south Jeddah along Al Lith Road, with new villas set among wide vacant plots and recently paved streets. The location away from the coast and surrounded by completed projects means construction dust is finer and returns more slowly, but winds from the Ring Road carry oily soot from heavy traffic that clings to exterior windows.
Coastal moisture is distant from Al Masarrah, but lorries on Al Lith Road and the Ring Road leave black soot that clings to outer windows more heavily than fine dust does. For the method itself, see our guide to post-construction cleaning.
Al Lith Road and the Ring Road are close to Al Masarrah, and heavy lorries deposit oily black soot on windows and glass. This soot does not come off with plain water alone and needs special solution and scraping during cleaning.
The wide vacant plots around Al Masarrah mean winds carry fine sand and dust, but lighter than the oily grit in districts near the port. Fine dust enters under doors but extraction fans remove it far more easily than heavier soot.
Building in Al Masarrah progresses slowly with projects taking months, so construction dust from one finished villa lingers long before neighbouring ones are complete. Cleaning when your villa finishes may need a second visit after surrounding work ends.
The land is level with newly lit paved streets, and services remain incomplete in only a few areas. Villas sit further apart than in dense districts, and the air is drier than on the coast.
Fine dust and black soot fall from the ceiling and exterior windows first, and powerful extraction draws fine dust easily, but soot needs scraping before removal.
Cement and plaster on floors and external terraces is scraped carefully on new marble to avoid scratching.
Exterior glass and windows carry a layer of black soot from lorries, cleaned with strong solution then dried with cloth.
Paint spatter on ceramic and marble is finer in new villas, but clings strongly, requiring light scraping then rinsing.
Stickers from villa numbers and construction warnings are removed by hand, then adhesive residue is treated carefully to avoid marks on the surface.
Marble and ceramic floors are washed last with clean water and repeated rinses until completely dry, with marble dried using soft cloth.
We start at the ceiling, vents and the tops of everything, then work down.
The fine powder is vacuumed and dry-collected first.
Windows, mirrors and the sliding tracks are cleared of grit and sticker residue before the wet stage, so nothing muddy is dragged across them later.
Grout haze, paint spots and adhesive are worked off tile, stone and fixtures with the method each surface can take, tested before we commit to it.
Every closed space is opened and cleared, because that is where settled dust hides until you reach for a plate months later.
Floors are washed only after all the dust above has come down, then we walk the home with you and anything you point to is redone before we leave.
This is not a heavier version of a normal clean.
The company runs a large crew and we send a team, not a single cleaner.
The vacuums and materials come with the team, not rented on the day.
If a paint spot or cured cement mark cannot come off without risking the surface, we tell you at the inspection rather than damaging it to look busy.
Photographs from real jobs carried out by the crew.

The commitment is simple enough to actually keep: we do not leave before you have walked the home and told us what you think.
South Jeddah runs from the port and the industrial city down towards Al Khumrah, and homes here sit between the sea and the heavy goods roads. The dust is darker and oilier than in the north, a mix of diesel soot and workshop grit, and it clings to net curtains, window sills and the tops of kitchen cupboards. Floors in the older low rise housing are often plain cement or ceramic tile that darkens where soot is walked in. Humidity from the coast adds mildew in bathrooms and a musty smell in stored fabrics.
We provide these in Al Masarrah too, and more than one can share a single visit.
