The right gear for drinking water
Pumps to clear sludge, scrubbing to remove biofilm, and disinfectant meant for potable storage.

Al Faihaa is a planned mixed district in south Jeddah with Prince Majid Road and King Abdullah Road passing through its middle, where villas and apartment buildings share a regular street grid. Tanks here serve a mix of private villas, multi villa compounds with shared tanks, and apartment towers. The layout means some tanks need group coordination while others are entirely private, and tower tanks often require urgent attention because resident turnover is rapid and water consumption higher.
Tanks in Al Faihaa tend to cloud and develop algae in spring and summer months when surrounding gardens are irrigated heavily, and algae growth is faster here than in drier districts. For the method itself, see our guide to water tank cleaning.
Al Faihaa's regular grid means multiple tank types: private villa tanks, shared tanks serving clusters of villas, and large shared building tanks serving apartment blocks. Coordination may be required for some whilst others are independent, and the service approach differs sharply between them.
Al Faihaa Park and the Old Airport Park, plus private villa gardens throughout, create continuous moisture and plant material in the air. Tanks near irrigated green space absorb this humidity and organic particles faster than tanks in drier districts.
Mixed residents in villas and towers mean different needs. Apartment towers with shared tanks require more frequent cleaning because occupancy and water consumption are higher; villas need careful attention because tanks are larger and water sits longer.
Al Faihaa is ordered and tree lined, with Al Faihaa Park and the Old Airport Park at its centre, and tree lined streets and private gardens throughout mean continuous humidity and organic particles that easily enter tanks.
Tank checked before we start: Al Faihaa is planned but tanks vary between villas and towers. We assess location, size and condition from outside and inquire about access rights if the tank is shared.
Old water drained out: water may be cloudy from humidity and algae. Safe rapid drainage requires planning because multiple villas or a tower may depend on that tank.
Sediment vacuumed from the bottom: sediment here is often a mix of sand, algae and organic particles from surrounding gardens. Deep suction removes all deposits.
Walls and floor scrubbed: tank walls often hold a green algae film. Manual scrubbing removes these layers carefully and completely.
Interior surfaces disinfected: disinfectant kills algae and bacteria and reduces the likelihood of rapid return in spring and summer.
Final rinse and lid check: rinsing removes any residual algae or disinfectant, and the cover is inspected to ensure insects and excess moisture cannot enter.
The supply into the tank is shut and the tank is drained completely.
The sludge on the floor is scooped and pumped out first.
The biofilm on the walls is physically scrubbed off.
With the walls and floor clean, a disinfectant made for drinking-water storage is applied and given time to act on every surface.
The disinfectant and any loosened residue are rinsed down and pumped out, so the first tank of water after us is not carrying it.
We check the cover seal and inlet before refilling, so dust and insects stay out, then start the refill while you watch it run clear.
Mixed district: shops at street level with homes above them
Al Faihaa is a mixed district with both villas and towers, and tanks vary widely in size and use pattern. High humidity from parks and gardens causes faster algae growth, so disinfection here must be robust to delay rapid reappearance.

We send a team, not one person, so a tank is drained, cleaned, disinfected and refilled in a single visit rather than left open for days.
We look at the lid seal and inlet, because a tank that got dirty fast usually has a way in.
Nothing is closed until the tank is refilling and you have seen the water run clean.

The commitment is simple enough to actually keep: we do not leave until the tank is disinfected, refilling, and you have seen it for yourself.
Al Faihaa is centred on Prince Majid Road and King Abdullah Road, making it accessible from both routes, and work here requires knowledge of the ordered internal street grid and the ability to identify shared versus private tank arrangements.
We provide these in Al Faihaa too, and more than one can share a single visit.
