We know builder's dust
This is not a heavier version of a normal clean.

Al Zuhour is a new development in Obhur Al Shamaliyah where land and housing stock are still being released and built. New villas here are surrounded by exposed ground and active construction sites in the adjacent plots. Sand and soil enter the house from every direction, construction work in neighbouring fields kicks up clouds of dust daily, and the brand new marble floors show every grain of sand and every footprint in stark relief.
New villas here are surrounded by vacant land and exposed fields, and sand and dust enter easily through open windows and doors, especially in the early morning and evening when winds are strongest. For the method itself, see our guide to post-construction cleaning.
Al Zuhour is a district under construction, and the land and plots around it have active excavations and building projects releasing dust and sand constantly. This blows into the new villas through open windows and doors every day. The dust here is heavier and darker than in completed neighbourhoods, mixed with cement and sand from construction equipment moving constantly.
Fine sand from exposed ground around the villa enters on every footstep, and brand new polished marble shows every grain visibly. Sweeping before mopping is essential, and any sand left under foot will scratch new marble instantly. The sandy soil is also very loose, so it rises easily with any air movement and settles on all surfaces overnight.
Gardens in new villas are often bare earth or new turf, and soil and leaves blow into the house with wind. Glass and polished surfaces take on a grey coat of dust very quickly from the exposed ground around the building. Every day without vegetation adds to the dust load.
A subdivision of Obhur Al Shamaliyah in north Jeddah, part of a new urban tract where land and housing are still being released and built, served by main roads linking to the Jeddah Madinah Road.
Dust and sand from bare ground and ongoing construction fall from every direction; we begin at ceilings and high surfaces, working down with all windows and doors sealed during work to contain the sand flow.
Cement residue mixed with field sand needs vigorous dry sweeping first, before any water is introduced, to remove all loose particles.
Glass and marble hold fine sand grains that leave scratches if wiped dry; we dry sweep first with very soft broom, then use clean water and soft cloth, with immediate drying.
Paint spatter carries sand particles and needs careful dry removal to avoid grinding sand into the surface; we then rinse with clean water without harsh scrubbing.
Stickers and adhesive trap sand underneath and are removed before the full wash to avoid scattering loose grains.
Large marble floors need vigorous dry sweeping first to remove all sand, then damp-sweeping to settle dust, then careful mopping with minimal water and rapid drying to prevent sand scratches under the mop head.
We start at the ceiling, vents and the tops of everything, then work down.
The fine powder is vacuumed and dry-collected first.
Windows, mirrors and the sliding tracks are cleared of grit and sticker residue before the wet stage, so nothing muddy is dragged across them later.
Grout haze, paint spots and adhesive are worked off tile, stone and fixtures with the method each surface can take, tested before we commit to it.
Every closed space is opened and cleared, because that is where settled dust hides until you reach for a plate months later.
Floors are washed only after all the dust above has come down, then we walk the home with you and anything you point to is redone before we leave.
New development: ongoing construction and vacant plots between the homes
Ongoing construction in a new district means dust and sand blow in constantly, even after the initial clean. Early morning cleaning before daily construction activity peaks is most effective, and a follow-up inspection a day later often finds new dust requiring a second light clean before furnishing.
This is not a heavier version of a normal clean.
The company runs a large crew and we send a team, not a single cleaner.
The vacuums and materials come with the team, not rented on the day.
If a paint spot or cured cement mark cannot come off without risking the surface, we tell you at the inspection rather than damaging it to look busy.
Photographs from real jobs carried out by the crew.

The commitment is simple enough to actually keep: we do not leave before you have walked the home and told us what you think.
North Jeddah is largely newer villa districts and compounds around Obhur and inland from it. Homes here tend to have marble or porcelain floors, large windows and a garden or courtyard, so the routine is set by what comes in from outside: fine sand carried on sandals, and sprinkler spray that dries to a chalky ring on tiles. Near the creek and the coast, sea air leaves a faint salt film on glass and on outdoor cushions, which stiffens fabric. Curtains and upholstery in these open plan rooms catch the dust that settles overnight.
We provide these in Al Zuhour too, and more than one can share a single visit.
