We treat the incense, not mask it
Bakhoor residue is cleaned out of the seating and curtains and off the walls, so fresh oud is not sitting on months of old smoke.

Al Zuhour is a new development in Obhur Al Shamaliyah where construction continues around the homes. The new majlis carries building dust and fine sand into every corner and under furniture, and the new floor and curtains trap stone and sand faster than the building sites nearby finish. A single clean lasts only days when the excavation trucks are still passing on the neighbouring streets.
The new soft marble, wide windows and garden plots attract fine sand and building dust so quickly that a house looks dirty within a day of cleaning, and the air tastes of stone and earth. For the method itself, see our guide to majlis and diwaniya cleaning.
Vacant land and active excavation nearby throw airborne sand so fine it slips under doors and around window seals. The sand is pale and mixes with ordinary dust, leaving visible tracks on new floors. Standard cleaning lasts only a day before the dust is back, making the majlis look neglected by evening.
New marble and porcelain floors scratch easily if sand is mopped before sweeping. Large windows collect sand spots and spray marks within days, and ordinary cleaning leaves streaks. The task requires a sequence: sand removal before any moisture, then glass cleaning without abrasion.
Most new homes here have a garden or courtyard, and garden watering throws sand onto the floor and curtains daily. New curtains trap sand particles in the weave, and quick cleaning does not extract all the embedded grit from the fabric.
The district is part of the new Obhur Al Shamaliyah plots, served by main roads but surrounded by open land still under active development, with Al Iman Park and basic services in place.
Ceiling corners and high ledges collect fine building dust that settles as a grey film. We clean them carefully without dislodging dust onto the new furniture below.
Kitchen counters, shelves and tables on new furniture pick up sand quickly and hold it when damp. We dry surfaces after wiping because moisture re-sets sand particles into the finish.
New glass and mirrors are scratch-free, so we use specialist cleaner that lifts sand debris without leaving a fresh layer of dust particles on the glass.
New flooring needs sweeping first before any water touches it: fine sand scratches if wet and mopped. After sweeping, we wipe very gently with minimal moisture.
The guest bathroom collects sand quickly if feet tracking from the majlis are not managed. We isolate its cleaning and focus on removing sand from tilework and mirrors separately.
Ventilation is acute here: the air is thick with microscopic building particles. We open all windows and doors before we start to clear the stale, dust-laden air, then close them when done.
Seating, carpet, curtains and surfaces, before anything starts, so we agree the scope and what the price covers.
Majlis seating and curtains vary from cotton to velvet and heavy weaves, and they do not take the same heat or product.
Before any water, on the seating and the carpet both.
Gahwa, cardamom and food are not one problem.
We choose the method after seeing each piece, loosen what has bound into the seating and carpet, and extraction pulls it straight back out with the water, in one pass, so nothing is left soaking in the foam.
We go back through the room with you.
New development: ongoing construction and vacant plots between the homes
A new development means cleaning does not stop at the furniture: ongoing construction means fresh dust and sand enter daily from the street and garden. Majlis preparation here requires frequent, focused cleaning on grit and sharp dust, not a one-time wipe.
Bakhoor residue is cleaned out of the seating and curtains and off the walls, so fresh oud is not sitting on months of old smoke.
We test the fabric on a hidden spot before we clean it.
The company runs several teams, and we send a team rather than one person.
If the seating needs reupholstering rather than cleaning, we say so.

The commitment is small enough to actually keep: we do not leave until you have seen the result and told us what you think of it.
North Jeddah is largely newer villa districts and compounds around Obhur and inland from it. Homes here tend to have marble or porcelain floors, large windows and a garden or courtyard, so the routine is set by what comes in from outside: fine sand carried on sandals, and sprinkler spray that dries to a chalky ring on tiles. Near the creek and the coast, sea air leaves a faint salt film on glass and on outdoor cushions, which stiffens fabric. Curtains and upholstery in these open plan rooms catch the dust that settles overnight.
We provide these in Al Zuhour too, and more than one can share a single visit.
