We know builder's dust
This is not a heavier version of a normal clean.

Al Shati Al Thahabi is a newly released coastal zone in north Jeddah within the Obhur Al Shamaliyah scheme, new villas on sand with the sea very close. Salt, sand and moisture arrive together from the Red Sea, and damp air enters the home every night. The new villa still absorbs water from the foundations, so cleaning must completely dry the house before the family moves in.
Sand, salt and moisture arrive together at force, and the new villa absorbs water from the coastal ground, and metal starts rusting before the final clean is even done. For the method itself, see our post-construction cleaning service in detail.
Al Shati Al Thahabi sits on the waves directly; salt and sand enter through every opening in the air. New windows and doors lack protective seals, and salty moisture penetrates walls from outside. The foundation under the villa absorbs water from the sea.
The new empty home receives damp air every night, and metal in windows and doors starts rusting before final cleaning. New paint traps moisture underneath instead of protecting against it.
New beachside villas may have glossy marble, and sand scratches the surface fast. Salt leaves a white film on everything, and even washing with plain water makes salt deposit more.
A newly developed coastal zone in north Jeddah within the Obhur subdivisions, newly released beachfront plots with waves very close and salt-laden humid air year round.
Dust falls from above but salty moisture rises from below. We open only one window at first and clean from above with focus on expelling heavy damp air outside.
White salt residue on cement and stone is scraped gently, not washed directly. We use dilute vinegar solution then dry immediately.
Glass holds salt film and sand and ceramic reflects white salt traces; we clean with salt-specific solution then rinse several times with fresh water.
Salt spray on outer walls and ceilings is removed with solution before any water wash, then dried immediately before salt crystallises.
Protective stickers on gaps are removed slowly and adhesive residue wiped with solution so no trapped salt remains.
Floors are washed with fresh water several times then dried quickly with fans so they do not reabsorb moisture from the humid air.
We start at the ceiling, vents and the tops of everything, then work down.
The fine powder is vacuumed and dry-collected first.
Windows, mirrors and the sliding tracks are cleared of grit and sticker residue before the wet stage, so nothing muddy is dragged across them later.
Grout haze, paint spots and adhesive are worked off tile, stone and fixtures with the method each surface can take, tested before we commit to it.
Every closed space is opened and cleared, because that is where settled dust hides until you reach for a plate months later.
Floors are washed only after all the dust above has come down, then we walk the home with you and anything you point to is redone before we leave.
Al Shati Al Thahabi sits about 4 km from Balbeid and about 5.5 km from Al Furqan.

The company runs a large crew and we send a team, not a single cleaner.
The vacuums and materials come with the team, not rented on the day.
If a paint spot or cured cement mark cannot come off without risking the surface, we tell you at the inspection rather than damaging it to look busy.
Photographs from real jobs carried out by the crew.

The commitment is simple enough to actually keep: we do not leave before you have walked the home and told us what you think.
Coastal area: high humidity and salt air through the year
High humidity and salt in coastal air mean the new home absorbs water and salt together. Cleaning must remove salt and completely dry the house, not merely wipe the surface.
We provide these in Al Shati Al Thahabi too, and more than one can share a single visit.
