We treat the source, not the sighting
Spraying what walks across the floor is the common mistake we're called in to fix.

Al Asla is a mixed-use district in east Jeddah where commercial premises fill the ground floors and apartments sit directly above, served by relatively newer roads. Pests enter the homes from the shops below through shared vertical pipes and wall voids, making control a joint effort between the shop unit and the flat above.
Insects from shop stockrooms rise to flats above with ease through gaps around vertical pipes and cracks in the walls separating the levels, searching for food once the shops close. For the method itself, see our pest control service in detail.
Shops hold stockrooms and food materials that attract high pest populations. The gap between the shop and flat above is minimal, and hungry pests climb at night through openings around pipes into the flat searching for food.
Drainage, water and electrical pipes run vertically from shop to flat, with gaps and cracks around every connection point where pests penetrate. Treating the shop alone will not stop their entry into the flat unless these vertical passages are also sealed.
Effective control needs agreement to treat both the shop and flat at roughly the same time. If you treat the flat alone, pests return from the untreated shop below in a few weeks.
The district houses a variety of commercial premises from food shops to clothing and services, with residential flats directly above them in a single building envelope with no real separation between commercial and residential use.
Mixed-use buildings host multiple pest species because they combine commercial activity and residential use. We identify the species and their main sources from the shop, the building structure or both.
Primary entry points here are the openings between shop and flat, gaps around vertical pipes and vertical cracks in party walls dividing the two units, not just doors and windows.
We treat cracks and voids between shop and flat by injecting special products that seal the gaps and block pests climbing vertically from the shop to the flat above.
Shared drains and damp pipes running between shop and flat create a wet environment attractive to pests and need treatment from the shop side as well as the flat.
We place baits around the shop-flat interface, near vertical pipe connections and inside the flat along the pest routes they use at night to forage.
Follow-up in a mixed-use building depends on the shop owner's cooperation. If the shop is also treated regularly, bimonthly flat inspections usually suffice. Without shop treatment, monthly visits are necessary.
Droppings, damage and where they appear tell us the pest and roughly where it's nesting.
Gaps around pipes, thresholds and vents are the supply line.
Product goes into voids, cracks and the runways they use, not the open floor.
In the spaces spray can't reach, bait does the work, carried back to reach the nest and the ones that never surface.
Closing the easy entry points turns a constant re-supply into a closed problem, so the treatment isn't fighting a fresh wave every week.
Before leaving we walk the home with you and show you what was treated.

The company runs a large crew, and we send a team rather than one person.
Ants, cockroaches and rodents each need different products and placements.
If what you have is a one-off that doesn't need treating, or a structural issue for a builder, we tell you.

The commitment is simple enough to actually keep: we show you what was treated, and we stand behind it within the agreed cover.
Mixed district: shops at street level with homes above them
Mixed-use means pests originate from the commercial shop that attracts them from the street and stockrooms, not from the residence alone. Treating the flat in isolation may stop the problem temporarily only.
We provide these in Al Asla too, and more than one can share a single visit.
