The right gear for drinking water
Pumps to clear sludge, scrubbing to remove biofilm, and disinfectant meant for potable storage.

Al Shifa is a rapidly growing district blending modern villas, apartment blocks and shops at street level. This mix means tanks of different sizes and depths, some serving a single flat and others rising the full height of a residential building, each requiring its own draining and disinfection strategy tailored to what it holds and who drinks from it.
Tanks serving shops and apartment blocks here carry oily sediment more than residential tanks do, a mix of building dust and paint particles from ongoing construction in the area. For the method itself, see our guide to water tank cleaning.
A newly built villa's tank may still hold construction dust, fine sand and leftover material from building work. Draining at full speed risks pushing this into the pipework. We inspect first, measure the sediment depth, and decide whether to drain carefully or empty faster based on what we find.
A residential building here may have one tank serving ten flats or more. When we drain it, everyone loses water at the same time. We need to arrange this with residents and pick a time they can spare the supply, and the disinfection must reach every corner because that water will be drunk by all of them.
Cooking oil from fryers and ovens in the shops rises sometimes as vapour or fine spray and settles on the tank walls as a slick layer. This grease will not shift with a quick rinse; it needs hard manual scrubbing and repeated disinfection to break down the fatty coating.
The district sits beside the Makkah Jeddah Expressway, so dust from traffic enters tanks easily, and the fast-moving air increases evaporation and concentrates sediment on the bottom.
The tank here may be brand new in a recently built villa or decades old in a residential block, so we check it from the outside and inside to see the real condition before we start work.
Full drain means we remove every last drop from the floor, especially important in shop tanks where grease settles and sits.
Sediment here is a mix of building dust and paint particles from ongoing construction, so we use high powered suction from the corners and sides.
Wall and floor scrubbing is done by hand using stiff brushes to break down the greasy layer that accumulates from cooking shops below.
Disinfection uses products that are safe for drinking water and work well on organic matter and grease deposits.
Final rinse is done twice, the lid is inspected for leaks and rust, then we refill slowly and watch the water until it runs clear.
The supply into the tank is shut and the tank is drained completely.
The sludge on the floor is scooped and pumped out first.
The biofilm on the walls is physically scrubbed off.
With the walls and floor clean, a disinfectant made for drinking-water storage is applied and given time to act on every surface.
The disinfectant and any loosened residue are rinsed down and pumped out, so the first tank of water after us is not carrying it.
We check the cover seal and inlet before refilling, so dust and insects stay out, then start the refill while you watch it run clear.
Al Shifa sits about 1 km from Prince Fawaz South and about 1 km from Prince Fawaz North.

We send a team, not one person, so a tank is drained, cleaned, disinfected and refilled in a single visit rather than left open for days.
We look at the lid seal and inlet, because a tank that got dirty fast usually has a way in.
Nothing is closed until the tank is refilling and you have seen the water run clean.

The commitment is simple enough to actually keep: we do not leave until the tank is disinfected, refilling, and you have seen it for yourself.
Mixed district: shops at street level with homes above them
Having shops at ground level means the tank sits on the roof above the shop kitchen, so our access is straightforward. But the water serves multiple households above each shop, so disinfection requires extra care because many mouths will drink from it.
We provide these in Al Shifa too, and more than one can share a single visit.
