We know builder's dust
This is not a heavier version of a normal clean.

Prince Fawaz North sits between the expressway and the port in south Jeddah, where heavy trucks pass close by all day. The dust is dark and oily: diesel soot mixed with workshop grit that clings hard to windows, curtains and floors. High coastal humidity makes it worse, turning the soot into black mildew if fabrics stay damp, and bathrooms become humid and musty quickly.
Apartments and villas here are hemmed between heavy roads and the port, and diesel soot leaves a visible black oily film on windows and floors within hours of work stopping. For the method itself, see our post-construction cleaning service in detail.
Near the expressway and port, diesel soot from heavy vehicles falls steadily on every surface. It is not cement dust alone but an oily black layer that sticks to curtains, upholstery and glass with great force. Wiping spreads it and leaves black streaks on floors. Suction first, then careful scraping, then hot water washing is the only way to cut through the oils.
Damp sea air mixes with soot on fabrics, and black mould appears within days if any dampness remains. Bathrooms and kitchens become humid and smelly, with a thick musty smell that lingers for weeks. Curtains need deep washing, not wiping, and storage cupboards need airing to prevent permanent smell.
Many of the smaller older houses here have cement or worn ceramic floors, and diesel soot leaves a dark stain that is very difficult to remove. Dry scraping first is essential, then aggressive washing with hot water and detergent. Some stubborn staining may need special treatment or light acid wash.
A densely built residential extension in south Jeddah, part of the Prince Fawaz district between Muhammad ibn Sahmi Street to the north and Al Fadl to the east, with proximity to the Jeddah Makkah Expressway and industrial areas.
Dark oily soot falls from above mixed with construction dust; we begin at ceilings and work downward with strong ventilation to prevent oily particles from re-settling on cleaned surfaces.
Cement residue combined with diesel soot needs wet scraping to soften the oils, then careful dry scraping to lift it without smearing across surrounding areas.
Glass and ceramic hold a thick black soot film that needs hot water and detergent to cut the oils, followed by a thorough clean water rinse to prevent re-deposition.
Paint spatter carries oily soot particles and is harder to lift; we remove it carefully dry first, then rinse with hot water to flush away all oily residue.
Stickers and adhesive trap soot and oils underneath, so they are removed quickly before the full wash to avoid leaving dark stains.
Floors need vigorous scrubbing with hot water and light detergent, then thorough rinsing with clean water and rapid drying before foot traffic, as soot residue left damp will attract dirt again.
We start at the ceiling, vents and the tops of everything, then work down.
The fine powder is vacuumed and dry-collected first.
Windows, mirrors and the sliding tracks are cleared of grit and sticker residue before the wet stage, so nothing muddy is dragged across them later.
Grout haze, paint spots and adhesive are worked off tile, stone and fixtures with the method each surface can take, tested before we commit to it.
Every closed space is opened and cleared, because that is where settled dust hides until you reach for a plate months later.
Floors are washed only after all the dust above has come down, then we walk the home with you and anything you point to is redone before we leave.
Prince Fawaz North sits about 1 km from Kilo 14 and about 1 km from Prince Fawaz South.

The company runs a large crew and we send a team, not a single cleaner.
The vacuums and materials come with the team, not rented on the day.
If a paint spot or cured cement mark cannot come off without risking the surface, we tell you at the inspection rather than damaging it to look busy.

The commitment is simple enough to actually keep: we do not leave before you have walked the home and told us what you think.
South Jeddah runs from the port and the industrial city down towards Al Khumrah, and homes here sit between the sea and the heavy goods roads. The dust is darker and oilier than in the north, a mix of diesel soot and workshop grit, and it clings to net curtains, window sills and the tops of kitchen cupboards. Floors in the older low rise housing are often plain cement or ceramic tile that darkens where soot is walked in. Humidity from the coast adds mildew in bathrooms and a musty smell in stored fabrics.
We provide these in Prince Fawaz North too, and more than one can share a single visit.
