We know builder's dust
This is not a heavier version of a normal clean.

Al Mustaqbal is a mixed district in south Jeddah between University Road and King Khalid Road, with shops below flats and paint that darkens on every surface and sand entering from everywhere. Dust here is darker and oilier than in north Jeddah, a mix of diesel soot and workshop grit that returns within hours unless suction is thorough from the start.
Dust in south Jeddah carries more moisture than the north, sticks to net curtains persistently, and floors in older flats darken where soot is walked across before it is fully removed. For the method itself, see what post-construction cleaning involves.
King Khalid Road and University Road carry heavy trucks, and diesel soot enters the home and clings to new paint and glass. Plain wiping does not remove it. It needs strong vacuum suction first, then a specialised cleaner.
Commercial units below flats retain moisture, and smells and dust rise through floors and pipes. The flat above needs strong ventilation and special cleaning to lift trapped odours before they settle permanently into fabrics.
Ceramic tile in older or mid-age flats blackens underfoot if soot is present. Plain mopping cannot clean it. It needs careful scraping with pumice or sponge before washing.
The district sits between two main roads and holds commercial units at street level with homes above them. Near the port and the industrial zone, coastal humidity adds a musty smell to stored fabrics and a damp finish to everything else.
Fine black dust in south Jeddah falls from above first and settles on every surface. We start with strong suction from ceiling downward, and do not mop until most dry particles are removed.
Cement and plaster residue mixed with black soot needs gentle scraping and repeated washing. Older tile may stain after scraping, so we test a corner first.
Glass carries a layer of soot and an oily sheen. We wash with warm soapy water then rinse repeatedly until all grease is gone, and dry with clean cloth.
Paint spatter mixed with black soot on tile needs patience. We leave the cleaner to sit, then scrape gently, then rinse well.
Stickers and cement debris on floors come off with warm water and very soft pumice. We avoid acids that might darken tile further.
Floors last, and we wash them twice: once before scraping to remove dust, and once more at the very end. We dry them completely before sign-off.
We start at the ceiling, vents and the tops of everything, then work down.
The fine powder is vacuumed and dry-collected first.
Windows, mirrors and the sliding tracks are cleared of grit and sticker residue before the wet stage, so nothing muddy is dragged across them later.
Grout haze, paint spots and adhesive are worked off tile, stone and fixtures with the method each surface can take, tested before we commit to it.
Every closed space is opened and cleared, because that is where settled dust hides until you reach for a plate months later.
Floors are washed only after all the dust above has come down, then we walk the home with you and anything you point to is redone before we leave.
Al Mustaqbal sits between University Road to the east and King Khalid Road to the west, and our work reaches it through both roads. Al Mustaqbal Hospital marks the district and makes addresses easy to locate.
This is not a heavier version of a normal clean.
The company runs a large crew and we send a team, not a single cleaner.
The vacuums and materials come with the team, not rented on the day.
If a paint spot or cured cement mark cannot come off without risking the surface, we tell you at the inspection rather than damaging it to look busy.

The commitment is simple enough to actually keep: we do not leave before you have walked the home and told us what you think.
South Jeddah runs from the port and the industrial city down towards Al Khumrah, and homes here sit between the sea and the heavy goods roads. The dust is darker and oilier than in the north, a mix of diesel soot and workshop grit, and it clings to net curtains, window sills and the tops of kitchen cupboards. Floors in the older low rise housing are often plain cement or ceramic tile that darkens where soot is walked in. Humidity from the coast adds mildew in bathrooms and a musty smell in stored fabrics.
We provide these in Al Mustaqbal too, and more than one can share a single visit.
