We test before we treat
Reading the water first isn't optional to us.

Al Hijaz is a mixed district: shops and restaurants below apartment blocks and villas, so dust and traffic fumes enter constantly. Pools here get dirty faster than they would in purely residential areas, because the particles carry motor oils, cooking vapours and workshop residues, not just ordinary dust.
Mixed-district pools accumulate an oily surface film faster than those in purely residential zones. Restaurant ventilation and vehicle exhaust deposit oils that settle with the dust, creating a visible layer within days of basic cleaning. For the method itself, see how we approach swimming pool cleaning.
Restaurants and shops below the apartments release cooking smoke and fine oils that float on pool water and deposit on walls. Scraping alone does not remove them; an enzyme-based solution is needed to break down the oil layer before scrubbing and rinse can work.
Dust mixed with oils and soot settles on the floor faster and darkens within days. Vacuuming this sediment demands care: the goal is to remove it without resuspending it back into the water column, or it clouds the water immediately.
Oil-laden particles are heavier and more viscous than plain dust, so they block filter media much faster. Standard backwash alone often cannot clear them; enzymatic or chemical rinse is needed to restore flow.
The district lies close to the University of Jeddah road and Wadi Al Ghawla in the newer part of east Jeddah, where main roads run alongside residential streets and carry heat and particulates directly into the area.
Water chemistry testing in Al Hijaz includes an additional check: we screen for oils and oily particles, because chlorine and pH testing alone misses the commercial-area specific contamination.
Wall scraping here requires a strong enzyme cleaner: oils from kitchens stick harder than algae does, so a special enzymatic solution is needed before the scraper works effectively.
Floor vacuuming reveals heavy oily sludge: this is environmental, not neglect. We use techniques that remove it without resuspending it into the water.
Skimmer and baskets fill with oils and particles that plain water cannot rinse: chemical cleaning is routine here, not optional.
Filter backwash needs to be forceful and sometimes followed by chemical treatment: oils reduce filter efficiency rapidly.
Chemical rebalancing takes longer here: oily particles need time to settle after treatment before we assess and adjust the final chemistry.
pH, sanitiser and hardness are read at the start.
Floating leaves and debris come off before we brush.
Algae and the oily waterline film cling to the surfaces.
Silt settles in the deep end and the corners the return jets never reach.
The skimmer and pump baskets are cleared and the filter checked or backwashed.
With the water clean, we balance and dose, then walk the pool with you before leaving.
Reaching pools in Al Hijaz is straightforward from University of Jeddah Road and the side streets that provide clear access and egress for equipment. Wadi Al Ghawla serves as a geographical marker that helps us coordinate scheduling and meet appointments reliably.

The company runs a large crew, and we send a team rather than one person.
Pumps, vacuum heads and the test kit come with the team.
If the pump or the plumbing is the real problem, we tell you.

The commitment is simple enough to actually keep: we don't leave until you've seen the result and had your say on it.
East Jeddah lies furthest from the sea and closest to the open ground and hills beyond the ring roads, so the air is drier and the dust is coarser and paler than on the coast. It comes in under doors and settles on every flat surface overnight, making sofas, mattresses and curtains the heaviest part of the routine. Floors are mostly ceramic tile in the apartment districts and marble in the villa areas, both scratched by grit that is mopped rather than swept. Roof tank water leaves a grey film of sediment in baths and basins.
We provide these in Al Hijaz too, and more than one can share a single visit.
