Clean first, then disinfect
The common mistake is spraying disinfectant over dirt.

Al Shifa is a rapidly developing district in south Jeddah where new residential homes sit beside vacant plots and active construction. Modern villas and flats stand next to undeveloped land, and dust from those plots plus moisture from ongoing building work change how disinfection itself must be done. This is not the same job as treating a finished neighbourhood; here we address contaminants specific to a district still under construction.
Flooring and grout lines in newly built homes here are barely settled, drains have not stabilised yet, and foundations remain under the influence of moisture from ongoing construction work, making the choice of disinfectant and emphasis on grout and drain treatment critical to the job. For the method itself, see how we approach disinfection and sanitisation.
Vacant plots and neighbouring projects produce suspended dust that enters homes through every window, balcony and drain opening. Fine dust settles on surfaces and hides in grout and corners, so when we disinfect we must clean deeply first because dust shields the disinfectant from the surface underneath. Moisture from building work leaves oily and organic residue on shared floors and drains that simple disinfection does not touch.
Villas and flats built here within the last two years have grout that is barely cured and drains that have not yet stabilised. Strong disinfectant can damage fresh cement if we are not careful with our choice. We focus on gentle grout treatment first, then select a disinfectant safe for new surfaces, not the strongest available.
New foundations still under construction nearby stay damp for months after work finishes. Low-lying surfaces, corners and drains sit directly under this moisture load, and mould begins in damp pockets before concrete ever dries properly. Disinfection alone does not work if we do not address moisture first, so we emphasise drying and ventilation after treatment more heavily than we do in older homes.
The district lies close to the Makkah Jeddah Expressway and is surrounded by vacant land and scattered building projects, meaning dust, moisture and airborne particles from nearby development enter new homes easily through windows, balconies and drainage systems.
Dust from vacant land and neighbouring construction settles on every surface, so initial cleaning must be deep and thorough before disinfection work can be effective.
High touch surfaces in the new home are the same as in every other home, but we emphasise removing accumulated dust before disinfection more heavily here.
Drains and bathrooms in new homes may contain building residue, cement dust and particles, so we clean them with extra care before any disinfection.
Kitchen counters and food preparation areas in new homes are clean but grout around the surfaces needs deep dust removal before disinfection can work.
Fresh grout and new cement are sensitive, so we choose a moderate disinfectant and allow slightly less contact time than on older grout, then rinse gently.
Ventilation after disinfection is essential in a new home because building moisture is higher; we recommend opening windows for several hours immediately after the work finishes.
A move-in, an illness and an after-party aren't the same job.
Grime and grease shield what's under them.
A disinfectant has to stay wet on the surface to work.
Handles, switches, taps and rails are done by hand because they carry the most and need direct contact that fogging alone doesn't give.
Once the hard surfaces are done, a fine fog reaches the air, the fabrics and the corners a cloth can't, settling over what hand-wiping misses.
We open up and air the rooms, then walk the home with you before leaving.

The commitment is simple enough to actually keep: we don't leave until you've seen the result and had your say on it.
Mixed district: shops at street level with homes above them
Mixed here means a newly occupied home stands next to vacant plots and active construction work, and contaminants arrive from outside forcefully. Residents cope with daily dust and building produces moisture and particles they did not expect.
We provide these in Al Shifa too, and more than one can share a single visit.
