Al Najmah is a new district in Obhur Al Shamaliyah in north Jeddah, part of the Jawharat Al Arous scheme, with residential land plots in preparation for new villas. The land here is largely bare and building has only just begun, so building dust and sandy ground enter homes easily. New sofas face a heavily contaminated environment of fine particles and moisture from fresh finishes.

Al Najmah is a new development on sandy ground surrounding new villas. Fine sand enters homes with every footstep and on the air. New sofas in new homes absorb this fine sand very quickly, whereas in settled neighbourhoods with aged ground, the contaminants are an entirely different type.
New villas hold moisture from paint, cement and finishes. This moisture penetrates new fabrics very deeply and leaves a heavy musty smell that is difficult to remove until the house matures and dries. New sofas in new moisture face a challenge entirely different from sofas in old, settled homes.
The district is at multiple building stages, and construction happens everywhere. Construction dust rises into the air and settles on all the villas. Even villas far from active sites face this pervasive dust floating in the air, and new sofas absorb it very quickly.

Fabric testing first in Al Najmah is essential because brand new sofas have never been washed, and the new dyes may be affected by the chemical moisture from building.
Deep dry vacuuming removes construction and ground dust from the surface before water enters, preventing dust from spreading and mixing with the washing water.
Washing the fabric, back and sides requires special care in Al Najmah because building moisture deposits dust in every fold and seam of new sofas very rapidly.
Cushions from both faces trap building dust in the filling fibres very quickly. Two-sided washing removes all the trapped dust completely.
Stains in new sofas blur together, mixing construction dust, moisture and regular dirt all at once. Each stain must be treated by its actual material composition.
Wet extraction and ventilation are essential in Al Najmah because building moisture prevents natural drying, and controlled extraction followed by air movement safely accelerates the process.
Cotton, velvet, chenille and synthetics do not take the same heat or the same product.

North Jeddah is largely newer villa districts and compounds around Obhur and inland from it. Homes here tend to have marble or porcelain floors, large windows and a garden or courtyard, so the routine is set by what comes in from outside: fine sand carried on sandals, and sprinkler spray that dries to a chalky ring on tiles. Near the creek and the coast, sea air leaves a faint salt film on glass and on outdoor cushions, which stiffens fabric. Curtains and upholstery in these open plan rooms catch the dust that settles overnight.
