We treat the incense, not mask it
Bakhoor residue is cleaned out of the seating and curtains and off the walls, so fresh oud is not sitting on months of old smoke.

Al Sanabel is a new development district south of Jeddah, with new villas and apartments scattered among vacant plots and active building sites. A majlis here is exposed to fine desert sand brought in from the courtyard, diesel soot from Al Laith Road, and construction dust drifting from neighbouring plots. Cleaning it is not the same as cleaning a majlis in an established neighbourhood.
Fine sand enters the home with every footstep from the courtyard, and construction dust from neighbouring sites reaches upholstery and fabrics on the air, even in new apartments with windows closed. For the method itself, see our majlis and diwaniya cleaning service in detail.
New villas in Al Sanabel have courtyards and gardens, and fine sand is carried in on shoes with every step. New marble and porcelain floors show sand marks instantly. Cleaning them requires powerful dry suction first, before any wet work, or the sand spreads across the floor and scratches the surface.
A new district with active building sites means that dust from excavation and cement arrives at neighbouring homes. Carpets and curtains collect fine grey dust from this, even with windows shut. Majlis cleaning here emphasises fabric washing more than in established districts.
Most new villas have garden sprinkler systems. Spray drifts on air and settles on tiles, leaving white scale rings from minerals in the water. Floor cleaning needs a scale-specific solution applied with care, not aggressive scrubbing of new porcelain.
Al Sanabel sits on Al Laith Road between Al Ajawid to the north and the industrial city to the west, a recently developed district with new villas and apartment buildings. Al Huda lies to the east and Al Taawun to the south, and active construction continues nearby.
Ceilings and high corners in new flats accumulate fine grey construction dust from neighbouring sites, requiring gentle suction and very soft brushes to avoid disturbing the dust into the air.
New furniture carries dust from the factory and transport, then receives construction dust on the air. Dry dusting needs care to avoid scattering fine particles into the room again.
Glass and mirrors in new flats carry construction dust and fingerprints from moving in. Cleaning them needs specialist solutions that do not leave marks on the new surface.
New porcelain or marble floors are sensitive to sand and scale, requiring powerful dry suction first, then wiping with minimal moisture and specialist solutions that are safe for new finishes.
The guest bathroom may retain the smell of fresh paint and concrete, so long airing and light cleaning suffice; deep cleaning is not needed where nothing old needs to be removed.
Airing in the new flat matters more than cleaning: opening windows fully removes paint, cement and construction smell faster than any other method.
Seating, carpet, curtains and surfaces, before anything starts, so we agree the scope and what the price covers.
Majlis seating and curtains vary from cotton to velvet and heavy weaves, and they do not take the same heat or product.
Before any water, on the seating and the carpet both.
Gahwa, cardamom and food are not one problem.
We choose the method after seeing each piece, loosen what has bound into the seating and carpet, and extraction pulls it straight back out with the water, in one pass, so nothing is left soaking in the foam.
We go back through the room with you.
The villa or flat is near Al Rida Mosque or Al Sanabil Park, which makes location easy to identify, especially helpful as the area is still developing and some landmarks are new.

We test the fabric on a hidden spot before we clean it.
The company runs several teams, and we send a team rather than one person.
If the seating needs reupholstering rather than cleaning, we say so.

The commitment is small enough to actually keep: we do not leave until you have seen the result and told us what you think of it.
South Jeddah runs from the port and the industrial city down towards Al Khumrah, and homes here sit between the sea and the heavy goods roads. The dust is darker and oilier than in the north, a mix of diesel soot and workshop grit, and it clings to net curtains, window sills and the tops of kitchen cupboards. Floors in the older low rise housing are often plain cement or ceramic tile that darkens where soot is walked in. Humidity from the coast adds mildew in bathrooms and a musty smell in stored fabrics.
We provide these in Al Sanabel too, and more than one can share a single visit.
