How a cleaning price is worked out

A price that arrives before anyone has asked about the property is a guess. It is usually a low guess, and the gap gets closed at the door. Here is what genuinely moves the number.

Condition, not size

This is why an apartment can cost more than a villa. A compact flat that has not been cleaned in a year takes longer than a large villa on a monthly schedule. Area sets a floor; condition sets the real figure. It is also why a quote for regular house cleaning begins with a question about when the place was last done rather than with the floor plan.

Why per-room pricing misleads

A "room" covers a two-metre store cupboard and a forty-metre reception hall equally. Pricing by the room overcharges whoever has small rooms and undercharges whoever has large ones, and the second case is corrected on the day, which is the version you notice.

What actually gets asked

  • Type and area. Apartment, villa, chalet, office.
  • Scope. Routine or deep, and whether it includes inside cupboards.
  • Condition. On a schedule, or a long gap since the last clean.
  • Specials. Upholstery, carpets, marble, post-construction dust.
  • Access. Floor, lift, and whether there is water on site.

Why several services in one visit costs less

Travel and setup are paid once. Washing carpets and upholstery on the same visit as a deep clean is cheaper than two appointments, because the expensive part, getting a crew and its equipment to your door, happens once.

Hourly or by the job

An hourly rate looks like the transparent option, but it quietly moves the risk onto you. If the work runs long you pay for the overrun, and if the condition turns out to be worse than anyone assumed, the hours run out before the property does. A price for the job fixes the result instead and makes the clock the contractor's problem. Hourly suits open-ended help that nobody can describe in advance, an extra pair of hands before a family occasion, say. A full clean with a known scope belongs on a job price.

What a quote usually does not cover

These are the items most often assumed into a price when they sit outside it. Ask rather than assume:

  • Moving heavy furniture, or taking it apart and putting it back.
  • Carrying construction waste or discarded furniture off the site.

  • Pest treatment, which is a separate service with different materials and rules.

Comparing two quotes fairly

Two numbers mean nothing until the scope behind them matches. Ask each company for the list in writing, then compare the lines rather than the totals. Is upholstery washing inside the price or an extra? Does the clean go inside cupboards, the fridge and the oven? Are materials on them or on you? Is the figure for the whole visit or per worker? Most of the gap between two quotes closes as soon as those lines are matched up, and whatever is left is the real difference. Clearing clutter and emptying surfaces before the appointment saves time that would otherwise be part of the work, because shifting belongings is not cleaning and still eats into the visit. Booking ahead instead of at short notice helps. So does a standing schedule, which keeps a property from drifting back to the state that makes a deep clean necessary again.
