We treat the incense, not mask it
Bakhoor residue is cleaned out of the seating and curtains and off the walls, so fresh oud is not sitting on months of old smoke.

Al Bayan is a small residential quarter within the Taibah sub-municipality area of east Jeddah toward Asfan, one of a loose cluster of simple neighbourhoods far from the northern crush. Preparing a majlis here means working with plain construction, tight spaces, and managing dust from the road while dealing with moisture that creeps up from the nearby wadi.
Majlis rooms here are small and low-ceilinged, furnished simply, with floors either plain ceramic tile or packed sand. Moisture from the nearby wadi leaves its mark on walls, particularly in the wet season. For the method itself, see the full majlis and diwaniya cleaning page.
Al Bayan sits away from Madinah Road, which means narrow streets and winding alleys between homes. Dust is less than in northern quarters but drifts in easily because windows sit close to the tight street. Our team needs to know the lanes and how the quarter is laid out.
Houses in Al Bayan were built quickly and plainly, and majlis rooms are cramped with low ceilings. Corners and edges are not sharp but slightly rounded, and walls may be rough-finished. Cleaning needs care so nothing gets scratched or damaged.
The quarter sits near Wadi Al Ghawla, and during rain or high humidity water may seep into homes from the foundations. Trapped moisture sits in lower walls and corners. Ventilating the majlis is essential so unhealthy damp does not build up.
A narrow neighbourhood close to University of Jeddah Road and Wadi Al Ghawla, with simple houses set on low foundations. Dust drifts easily from the street and flats have limited air movement.
Ceilings are relatively low and corners may be rounded, so dust collects there but cleans easily with a soft brush.
Furniture is simple and not expensive, but may be old in make and needs gentle dusting so padding does not collapse.
Windows are small and drapes are plain, cleaning is quick and polishing shows a big difference.
The floor is packed sand or plain ceramic and needs very soft mopping so water marks do not form.
The bathroom is very small and may hold high humidity, and ventilation there is critical.
Ventilation is very important because of the wadi nearby, so we open windows deep to clear any trapped moisture.
Seating, carpet, curtains and surfaces, before anything starts, so we agree the scope and what the price covers.
Majlis seating and curtains vary from cotton to velvet and heavy weaves, and they do not take the same heat or product.
Before any water, on the seating and the carpet both.
Gahwa, cardamom and food are not one problem.
We choose the method after seeing each piece, loosen what has bound into the seating and carpet, and extraction pulls it straight back out with the water, in one pass, so nothing is left soaking in the foam.
We go back through the room with you.

We test the fabric on a hidden spot before we clean it.
The company runs several teams, and we send a team rather than one person.
If the seating needs reupholstering rather than cleaning, we say so.

The commitment is small enough to actually keep: we do not leave until you have seen the result and told us what you think of it.
Mixed district: shops at street level with homes above them
Mixed district, but in a different sense: homes are simple and small shops may sit between the alleys. Guests may not expect refined standards but do expect real cleanliness and a home that is cared for. Cleaning focuses on removing dirt and moisture, not luxury.
We provide these in Al Bayan too, and more than one can share a single visit.
